I have been renting from Executives for 7 months now. This is my third rental property (first from them) and their ineptitude just doesn't compare. Not even including the huge hassle of getting the house (we had them flip flop on multiple properties prior to this one with other applicants and deposits and so on) there has been so much trouble since signing the lease. Prior to move in we were told the yard would be grassed, two weeks later, the day before move in (trucks were rented and time was taken off from work) they attempted to push back our move in date by 3 days as the house had still not been cleaned. At move in we were given a list of well over a dozen things with ""Work orders"" that would be completed. Among that the massive pile of leaves would be hauled, gravel added to the driveway, the trash all over the property would be collected, the fridge would be repaired, the yard grassed, back light fixture replaced, gutters cleaned and many many more. Over the first month we contacted them by phone about twice a week concerning the fridge (which was leaking towels worth of water daily) as well as the toilet which was also leaking. After over a month they had someone come out and replace a shelf in the fridge (they did not repair the leak) and after 3 different times of maintenance coming out they stopped the toilet from leaking. Every time we would contact them, we would remind of the rest of the outstanding work orders. 3 months later we were finally told leaves would be hauled (we had already taken care of the trash) and that the yard would be grassed as well as a new roof on the shed on the property and gravel for the driveway. 1 month later people came out and repaired the bottom 2 feet of shed roofing on each side and leaving all the old roofing on the ground nearby along with other trash. A couple 5lb bags of gravel were dropped in the driveway and that was it. We contacted them again reminding of grassing the yard, hauling the leaves, cleaning the gutter and repairing the outdoor light fixture. Two weeks later we receive in the mail a bill for $39 for having someone come out and ""look"" at the light fixture and gutters. They said the light fixture worked (the glass was broken which they were supposed to replace) and the gutters had gutter guards (we were told they would be cleaned and they hadn't yet, so we assumed they still needed to be). So the bill was for someone to look at in-completed work orders, work orders which should have been completed by them for free. We paid the bill as it was near rent and on a holiday weekend (stupid mistake). in the 3 Months since we have done everything from call, email, to go in to their office in person. Last time I was there I brought in printed copies of the move-in work order, pictures of the light fixture, copies of all email attempts (they would not reply to emails sent to either our property manager or the owner). I was told the stack of papers showing our attempts to contact them would be left on the owners desk and I would hear back. That is well over a month ago. As it is 7 months of living in this house we still have handful of work orders not completed and highly doubt they ever will. When our lease ends in May we are getting out of this place and never looking back. Worse experience from a rental agency ever.
