I was very disappointed in American Pacific Mortgage Corporation's service. After I started the approval process for the purchase of a second property in July, 2013, they increased closing costs 3 times, gave me a non-competitive interest rate, and refused to allow me to put 25% down payment even though I had enough money in my bank account for the whole past year! I went to another bank to get a second opinion and was not only offered a better rate but also lower closing costs. I called the APMC several times to inquire about the sudden increases, but they simply stopped returning my calls. Too bad I could not dump them at that point because the seller would have backed out due to time constraints and I would have lost the property. I would never recommend their services to anyone. This lender uses bait-and-switch tactic and is very deceitful.
