Russelville used to be a great place to live, but hasn't been since new management took over some time ago. At first things looked really promising, like upgraded pool and gym facilities, but in terms of service, the place has gone way downhill.\r \r To be fair, the units are quite nice and the facilities are generally good quality. It is not the property itself that is not good, it is the management and the services.\r \r Maintenance requests can take days to be resolved, sometimes not showing up until they are called twice. Management is never apologetic, and one of the staff in the office appears annoyed when we go in to speak with her about anything, as if the tenants are just a nuisance to her daily business.\r \r The neighborhood used to be kept spotless on a daily basis by the maintenance people and the gardens were beautiful, but now moss grows on the parking lot curbs, the garbage rooms stink like cat urine, the flowers throughout the neighborhood have been significantly reduced, dog poop is left on the grass, garbage is left wherever it may lay on the property for days or even weeks. The bathrooms and the gym equipment is often not properly cleaned, and the pool area is often left locked up when it is supposed to be open for the tenants to use. Maintenance staff come and go regularly so the high staff turnover says something (not sure what, but something).\r \r Rents have gone up significantly and we have had 5 other neighbors move out when they were notified that their rent was going to be jacked up significantly when their leases came up for renewal, so understand that you may like your rent when you sign up, but the management have no compunction about raising it significantly once they have you on board. We can't wait to see what our rent is going to be in another 5 months.\r \r This new management also did something really underhanded. We used to pay for our actual water bill, but when they took over they put everyone on a flat monthly fee that was at least $5.00 higher than any water bill we had ever had in the past, then they went through all the apartments and put water flow limiters on all the taps. A nice gig if you can get it! Worse yet, they recently arbitrarily raised the water bill another 20 bucks per month, so now we are handing over somewhere between (at least) 20 and 30 bucks per month to them, over and above our actual water bill for their little water for profit scam!\r \r I could probably think of other ways that this place has gone downhill, but the gist is, that the management appears to be heavily focused on maximizing their income and not all too focused on providing good service to their tenants. It appears the few property improvements they did were done to justify raising the rents. I wouldn't recommend Russelville to anyone. There are better deals and better management companies throughout the area.
