Please don't get taken like I did by Drew Taggert. He coerced me into sending him 500 dollars and told me it was refundable and then when he couldn't get the deal done he told me to read the dotted line. DO NOT send him money before he gets your lease approved. You won't see it again (he will tell you that you will) if he can't get your lease done.
