DONT MOVE IN HERE: The upstairs people were so noisy that we had to leave during the day to get some peace and quiet & call the security officers atleast twice a week at night because of the noise. Don't think because you live facing the wooded area you'll avoid the noise either. The Enclave backs up to Banyan Bay which has a very bad noise problem especially on weekends. We work weekends, and when the noise is a problem till 2am or 4am, and our alarm goes off at 5am, it's a problem!\r \r If anyone is outside on their balcony talking, you will hear the entire conversation. And tenants on the 2nd or 3rd stories that smoke, you get to smell all that nasty smoke and then clean up all their cigarette butts they throw off the balconys.\r \r Security is non-exsistant. Our car was broke into, packages stolen from our front door, and Banyan Bay tenants walk thru the Enclave complex and cut thru everywhere they can in the tree lines, use our garbage station and the car wash station. Neither The Enclave nor Bayan Bay will do anything about it.\r \r The garbage station is always overflowing and sometimes clear into the road. The raccoons don't care if you are around or not, they are always there and will chase YOU off! \r \r The security gates are constantly broken. So much for security. The office also refuses to provide enough gate openers. You have to be 18 and on the lease to get one, so what about tenants that have teenagers that drive and/or work? And the school bus stops at the back road on San Pablo that is shared by The Enclave and Banyan Bay as well, and is the back gate for The Enclave. So you hope the gate is still broke, open, crawl under or over the gate if you are walking, or wait and follow a car in.\r \r The computers in the Business room were always broken, you have to supply your own printer paper, and no time limits are placed on users. The club room was always full of roudy teens and even a tv was stolen! The pools have been closed off and on during the summer and although it is posted ""No glass or Alcohol"" at the pool, it's never enforced. Several times there were large ""private"" parties at the back pool area and we weren't able to even use the pool.\r \r The complex has a sprinkler system that uses a seperate well for watering and OMG does it smell like rotten eggs!! It's so bad that if you live on a bottom floor you can't leave your windows open, the smell makes us sick to our stomachs. The smell lingers for quite a long time. And if the water from the sprinklers hits your car, it leaves white hard water stains/residue on it!! \r \r As for your actual water consumption in your apartment. Well that's another company, not JEA. The water bill is not individually metered, it's based on how much water your entire building uses. Then on how many bedrooms & how many people in your apt. and divided up by how many apts in your building. So you could be trying to conserve water, but if your neighbors aren't, you end up paying for their over use. And your water bill is paid with your rent, you can't pay them seperate. If your water bill is paid late, then your rent is considered late and you are nailed with a late fee.\r \r The last straw was when our lease renewal time came, the renewal rates increased and were nearly $200 more per month than what new tenants would pay for the same apartment. Add $100 to your monthly rent if you want to rent a garage on site, that's not included in your rent. If you have a trailer, boat, or something that requires a seperate space from your car, add a monthly fee on for that as well. \r \r And if you rent a 2nd or 3rd story apt., there is NO elevator.\r \r So save yourself a year of headaches, rent somewhere else or rent a house, and in this area houses rent for LESS than rent at the Enclave! \r
