My wife and I signed a contact with Action Property Management (APM), they have been managing our property in AZ for over 4 years. We have become increasingly unhappy with their service and owner Terry Kozell, who changes the reserve when he feels. We have gone months without getting an owners draw but APM continues to receive their commission and sit on our money. Because of our unhappiness, we gave 30 days notice as agreed within the contract. There are start and end dates on the contract but Terry Kozell stated via email (2010) If you discontinue services for any reason, you are canceling management regardless if you want to call it a non-renewal or not DO NOT SIGN Management agreement or you will be stuck in a contact. Pros: Stay away Cons: THEY will TAKE your MONEY and HOLD YOU HOSTAGE
