I called two places in Orange County to have them check a furnace in my rental. It is a very old monster, I'm guessing 50+ years old.
I had a first shop check it and they told me the furnace needed replacing for $3200. He never mentioned the possibility of a repair. The guy also told my tenant my furnace was costing them their gas bill - not professional!
I called Thermo Control and my first impression was that Michael looked young, but he really seemed to know his stuff. It's a family business started by his father. After looking at it for a few minutes, he told me it just needed the burners cleaned and it would be working fine. Ninety minutes later, heat was blasting out of the vents, even on the second floor! Not once did Michael mention replacing the furnace.
It is difficult to manage properties from 300 miles away, but at least I feel I can trust and rely on this shop to maintain the heating!
