Renters beware!!! 2/19/2008

I am a resident, not of Waterford Cove but ,I am a resident at Fairfield Estates which is owned and operated by the same group of folks who own and operate Waterford Cove Apartments. I agree fully with the last review I just read and have some of my own views to add. As far as the management goes, yes, they are extremely slow at getting anything done in the apartments that need maintainance. I have lived in my apartment for a few years and still have issues that are unresolved from the day I moved into the apartment. Things that were suppose to be finished before I moved in. I moved in with the promise of having these issues completed in a short time. Only when I show up at there office a minimum of once a week can I get anything accomplished. There is NO regular maintainance done on the heating units, which results in $300.00 electric bills in the winter.I rarely turn the heat or AC on due to this which makes life difficult due to the inablility to open windows due to the missing or damaged screens not to mention the breakins (whos going to leave windows open and leave the home when the possiblity of break in is so high)?I too am angry that all the amenities promised to me I cannot use. The first year we lived in the apartment the pool was out of order and the hours of operation are completely inconvenient. There have also been NUMEROUS break ins in our neighborhood, so many in fact that I must leave the neighborhood in order to feel safe. I regret having to move because I do like most of my neighbors and the rent is unbeatable for the size of the home. BUT, to weight out the good and the bad...Unfortunately bad out weights the good. Be sure that you will have to call on them once a week at least, unless of course you are a day late on your rent, then they are at your door with an eviction notice and a $100.00 fee. As far as non-payment of rent goes they are NO tollerence, everything else doesn't seem to be much of a factor for them. Pros: afordability, location Cons: poor maintainance / management more

Don't Get What You Pay For 10/7/2007

They tell you about all these amenities you are allowed to use unlimitedly...you really can't. The pool is closed on Sunday's for cleaning; w closes a pool on the weekend? There are no pool side chairs, or tables. The gym is not longer available 24 hours, only allowed to use during regular business hours. They have a tennis court, but noone uses it. It was requested to be turned into a basketball court, but like most everything else...goes ignored. The children's play area is not sufficient for any child to use. There is only one trash bin conveniently located at the entrance of the complex; and due to the laziness of some tenants, looks horrid, and unsanitary most of the time. Not to mention the stinch! Rent should be reduced if the tenants cannot use the amenities it claims to offer. Some of the materials used are cheap...like the drywall. It chips, breaks and cracks easily. They rarely replace carpeting, and they lie about dying it. Most are stained so badly, that you have to buy rugs to cover it. The complex went almost a year without a manager...so the crime rate picked up a bit. We now have a new manager, and like the last one...they do not appear to favor children. We were told even though the lease stated we could not keep bikes under the stairwell, that we could. Now you get fined if you have one in a fire hazard zone. Excuse me, but how many people do you know run under a stairwell during a fire? If you are looking or a place to live that is cheap...you have found it. If you do not have children, and aren't wanting to use the amenities...then none of this should be a great concern to you. However, if you are wanting to get what is offered in the entire rent...then you may want to reconsider, and pay a higher rent to have the amenities. The management group, Picerne, which is based in Florida, isn't of any assitanice either. I have made many calls, and left many emails...none responded to. They are a huge disappointment.
