After reading other reviews as another resident, I needed to address some of the concerns expressed, because we've been living here for several months and it has actually been wonderful.\r \r First, we love the features in the apartments. Few apartments in Salt Lake are this nicely appointed. Our porch is so large it wraps. The bathroom is huge and includes a roman oval tub. The kitchen is large with a built in pantry and enough cupboards to more than double the storage space we had in the old places. I was actually able to fit everything in cupboards, and the marble countertops are gorgeous. The open layout allows me to cook while my boyfriend watches tv and yet still be able to chat the whole time. We couldn't be happier with the upgrade. And while it is a pain for our friends that smoke to have to walk down to the street to light up, it's been nice to not have to choke on my neighbors smoke, or see used butts while walking around on the property. Oh, and did I mention the view? We can see the mountains to the east from our porch, and have a beautiful view of the south end of the valley. It's fantastic, especially on the fourth of July!\r \r My absolute favorite part of the apartments however, is the sound proofing. Our downstairs neighbors dog might go off barking, and the only way I'll know? If we both have our windows open. In our old apartments I actually once heard a zipper being undone in the apartment below...and regularly had to complain about noise from my neighbors base obsession, compared to that migraine hell, this is just sublime.\r \r Now to address the concerns in previous reviews...\r \r Fees- Yes, they do charge for a number of things. We pay for two parking spots, and are on the waiting list for a garage. We also pay to rent a storage closet since our layout didn't come with one. These do raise the cost, but honestly they're in line with what other apartments/services charge for similar things, so it's not a big deal to us.\r \r Parking- The parking situation is not ridiculously tight, our guests constantly remark about how easy it is to find parking. I think this is because between purchasing a garage and the ability to buy multiple covered parking spots instead of only being assigned one(that you still have to pay for) like other complexes residents don't need to use up the extras. The complex is also very well lit, the fact that the awnings for the covered parking have lights, and that there are lights all around the buildings makes it feel so much safer than everywhere else we've lived.\r \r Gas Bill- We haven't had a winter bill for our gas yet however, since we've always lived in third floor apartments and our electric bill was only about 80% of what it has been in other apartments even though I was actually home and the AC was on all day I'm not too concerned about the gas bill for the winter. The insulation seems great.\r \r Electric Company- Some of the light switches are connected in a different order than I would choose. That's the only thing we've found to complain about electrically...and there's actually a lot to be impressed with in comparison to other apartments that we've lived in. There is an outlet on literally every wall over five feet, sometimes two. Previous apartments have made it a pain in the but to do the layouts I wanted, we've had to run power cords ridiculous distances. Not here. We've never had a breaker flip, or any issues with overloading. \r \r Maintenance- Every time we've put in a request for maintenance they've arrived within 2-3 hours, and everything has been fixed the first time. The maintenance guy is very friendly, and helps with advice on how to avoid future problems without blaming you for ""breaking"" things. \r \r Snow- I can't actually speak to that one yet. We've only been here for the summer. However given how quickly maintenance responds, I'm really not too concerned about this one. more

Dishonest 5/16/2011

This property doesn't disclose EVERYTHING in their lease contract. They will tell you when you sign your lease that there is a $35.00 base fee for water plus whatever you use, and that you are responsible for the flat sewer fee of $15.00 (all of this is in your contract). I just got my water/sewer bill and the ""flat fee"" for sewer is $25.62!! When I called and asked about this they said matter of factly that it's a flat fee of $15.26 plus storm drainage. Nowhere in my contract does it say $15.26 plus storm drainage. I called the regional office and nobody answers. Liz in the main office said she doesn't know why my contract reads this way, but that doesn't change the fact that I still owe the extra. NOBODY seems to have an answer to why im paying this extra charge.. South valley sewer (who bills for sewer) said in fact, the charge per unit is $15.26 and they have no idea where this extra charge is coming from. All of the billing for your water/sewer comes from a 3rd party billing company called ConService. They also charge a $4.30 service fee just for sending you your bill, yet they don't seem to have an answer to why the flat fee being charge is $25.62 instead of the $15.26 charged by South valley Sewer. more

LUXURY! NOT! 9/29/2010

TALK TO ANYONE IN THIS COMMUNITY AND THEY ARE READY TO LEAVE! THIS LUXURY CONDO COMPLEX IS ANYTHING BUT LUXURY! THE FIRTST TWO MONTHS WE LIVED HERE WE COMPLAINED ABOUT THE HEATER NOT WORKING PROPERLY, THEY CAME OVER LOOKED AROUND AND SAID THAT WE SHOULD OPEN THE BLINDS AND LET THE SUNLIGHT IN.... NOT TO MENTION THIS WAS IN THE MIDDLE OF WINTER AND OUR GAS BILL WAS MORE THAN WHAT THEY SAID ALL OF OUR UTILITY BILLS SHOULD BE.... WELL GUESS WHAT LATE ONE NIGHT THE HEATER WENT OUT CALLED MAINTENANCE THEY CAME SAID THEY WOULD HAVE TO ORDER A PART AND WOULDNT HAVE IT UNTIL MONDAY IT WAS A FRIDAY NIGHT... THANK GOD AFTER MY HUSBAND EXPLAINED THAT WE CANT GO WITHOUT HEAT THEY DECIDED THEY COULD BEND OVER BACKWARDS FOR US AND TAKE THE PART OUT OF AN EMPTY APARTMENT.... WE ALSO HAD A WATER LINE BREAK AND FLOOD THE FIRST WEEK WE MOVED IN... THEY WERE SO NICE THAT AFTER A MONTH THE HOLE IN THE CEILING WAS FINALLY FIXED...THE SNOW REMOVAL DONT GET ME STARTED ON THAT...THERE IS NO SNOW REMOVAL UNLESS YOU DO IT YOURSELF... WHILE MOVING IN WE TRIED AVOIDING THE SHEET OF ICE IN FRONT OF OUR LUXURY CONDO AND HAD NOT JUST ONE PERSON BUT TWO FALL!!!!! OH AND THEY ARE NOT UP FRONT WITH YOU WHEN YOU LOOK AT THESE THEY WILL SELL YOU THEN TAKE YOU DEPOSIT AND APPLICATION FEE THEN SIT YOU DOWN TO SIGN THE LEASE WHICH DOESNT ALLOW LITTLE THING THAT YOU TAKE FOR GRANTED LIKE YOUR CHILDREN TO RIDE THERE BIKES ON THE PREMISES!!! REALLY!!! THEY WILL ALSO SAY EVERYTHING IS INCLUDED WASHER,DRYER AND GARAGE... THEY ARE INCLUDED AFTER THEY ADD A FEE! ALSO IF YOU LIKE TO SLEEP AT ALL FIND A DIFFERENT PLACE TO LIVE ALL THE 1ST FLOORS HAVE NOISE WHENEVER WATER IS DRAINING FROM THE 2ND AND 3RD FLOORS NOT JUST A QUIET DRAINING NOISE BUT A BOMB EXPLODING... YOU ASK ABOUT IT... THEY KNOW ABOUT IT BUT ARE NOT WILLING TO FIGURE IT OUT BECAUSE ITS NOT THEM BEING DISTURBED AT NIGHT...THERE IS ALSO ELECTRICAL PROBLEMS AND MUCH MORE THAT I COULD GO ON FOREVER ABOUT... BOTTOM LINE THEY ARE SWEET AND NICE UNTIL YOU ARE SUCKED IN THEN WELL GOOD LUCK HOPEFULLY YOU DONT MAKE THE SAME MISTAKE WE ALL HAVE!!!!!! more

Don't waste your time or your money. 4/29/2010

we have recently moved from here after finishing a year lease. The management is VERY unfriendly and could care less about any renters needs. This property used to have beautiful expensive homes on the lot, they were torn down for this? Sad....very sad. overpriced and you dont even get 1 parking spot included, so be prepared to pay $25 for a covered or $75 per month for a garage. or you can just fight with all the other cheap lazy people and try to get a spot within the same building as your unit.(there is a reason places like this dont make enough visitor parking $$$$) the water is extremely expensive since south jordan city raised the bill from $35 to $75 for the entire city. Do not count on any snow removal in the winter, unless you call over and over for a month. After you have been carrying a 3 yr old child in a foot of snow and ice everyday to a separate building where they put your $75 garage. which i guess if you do get hurt you could probably sue them. anyway just a waste of money and unhappy and disrespectful management. you can spend $1000 to $2000 a month and no one cares if youre happy. there are about 3 other great places about 5 miles directly west on 11800 south for alot cheaper and they are brand new as well. Cons: bad management, overpriced. etc more

we have been here for almost a year. Now that it has been snowing for a few months, the snow removal is a Joke. Granted they have garages, but some people have to have theirs in a separate building. (so whats the point?) Its $85 for a garage and $25 for a covered spot. (no you do not get one included.) The snow removal is rediculous i cant even make it to my garage with out gettting soaked or falling. I have seen a total of 2 people plowing and its hours when everyone is already at work, when they have already fallen and tramped through the snow. people that do not want to pay for a covered spot or a garage have all of their cars in the visitor parking. which on our side of the complex has 8 spots for 3 buildings. (you do the math) Pros: beautiful condos Cons: bad management / maintenance / no parking more
