Always vacancies. Management provides services then discontinues service and raises rent. Pools maintenance is inconsistant at best. Renters move out and management puts in new carpet and wood entry finish and raises rent on the unit AND on the neighbors who didn't have anything new put in their unit. I can't wait to move. The women staff change every quarter and they are all the same: fired from other places, transferred from other units and stay until they leave after a quarter or two. They'll make up the same stories to increase the rent to make a bonus. Loyalty means nothing to them because they have to meet numbers for a bonus and work like dogs. more

I cannot wait to move out. Yeah its in a nice location for hanford, but the bitches are money hungry & dishonest, one of them seems too slutty for the job & I hate having to deal with their b.s. When we first moved in we thought we didn't have to pay the full deposit because their craigslist ad said military only pay 150 deposit, but after we signed some papers & came back the next day they said they lost our paper work & told us we had to pay 700 for the deposit when it was only supposed to be 150.. ugh sadly, that's not the end of my problems with river oaks. I've had trouble with my mailbox, they overcharge for laundry, floor plans suck, our electricity turned off weeks of us living there when they told us we wouldn't have our bill in the mail until our 6th week. Have been living at River Oaks for almost to years now, Have not had a problem at all with the office or the management. Any-time anything broke, they came within 24 hours and fixed it. Agreed its not the best looking places, the appliances are not High End, the "Details" just aren't there. But nobody bothers me, the neighborhood is relatively quite, and the pools not half bad. 10 minutes from the Mall, just down the road from just about everything. 30 minutes to the Base and there's a drug store right on the corner. more

Don't let the plastic smiles of the slutty rental agents fool you into thinking this place is worth even the relatively low rental rates. Discounting poor layouts, ill-fitting appliances, badly-patched laminate countertops, and overall substandard maintenance, Wasatch Properties operate heavily with bait-and-switch tactics. \r \r They lure people in by advertising low rental rates, move-in incentives, and shorter lease options, then turn around and drop everything except the one-year lease and month-to-month options. Of course, only the one-year lease gets the move-in incentive (and they add $100+/month for month-to-month rent), conveniently change the required deposits to whatever they think they can squeeze you for.\r \r And once you get herded through THIS gauntlet, they start tacking on the extra monthly fees (which SHOULD be part of the advertised rental rates), quickly turning their "$705/month and $0 deposit" offer into more than $900/month with up to $1500 in deposits (even for more
