I would suggest you check to see how many complaints this company has had with the BBB. Be aware that just because the complaint says it has been closed or resolved does not mean it was resolved or closed to the satisfaction of the person who filed the complaint. The BBB reserves the right to close complaints even if the resolution is not agreed upon. This company can dance a jig with the best of them. I would not recommend this company to anyone. I was a property owner. Trying to cancel my contract with these people was a nightmare. They refused to speak with me after I submitted the request to end my contract. They do not return phone calls. They charge for services that are not provided or provided inadequately. Your property manager may change without notice. The turnkey for property they want to charge you for is inadequate. I was charged for services that were not performed and they lie about it. Run and run away fast. Please note, Robyn Judd is now known as Robyn Ring. more

I have to say my husband and I are very displeased with this company. We just moved to the area and were staying with a friend until we found a place. We found a place on Lindsay St. managed by River City PM. Elaine Collins does not return phone calls whether you leave a message or not!! We finally got her on the phone and scheduled a showing. We were told we both had to fill out separate applications for it online and my husband got a confirmation on his app but I did not. We called Elaine to confirm that mine went through before we submitted again because it is $30 for each application. We did not receive a call back but we did receive an email the next day saying that because she did not receive mine at the same time as my husband's that someone else had first pick. I really feel that she should have returned our phone call so that we could have gotten the apartment. So now we are out $60 and a very cute apartment. more

This means you get it back if there is no damage and the property is in good shape. Evidently River City doesnt see it that way. For them its a profit center. I left the house in much better shape than it was in. Reclaimed the entire yard from over growth, repainted the interior, cleaned the gutters, roof and even left a new refrigerator but, that wasnt enough for the ""GOOD"" people at River City. From what other people have told me this is all too common. more

Worst Property Management Company I have ever even heard ofâ?¦ 3/9/2012

If you are looking to rent in the Eastern TN or Northern GA area, DO NOT rent from River City Property Management. My family and I moved to the Chattanooga area in July 2010 and made the unfortunate mistake of renting from this company. I should have believed the reviews and ran! Most rental companies make sure you have all move in paperwork prior to moving in….not this company! Thankfully, I have worked in the rental business so I knew that we should have received a move in inspection. We had to call to request one! The lady I spoke with actually argued that she gave me one. Once I thoroughly inspected the house, I found that there were pages upon pages of items that needed repairs. I turned in this check list promptly and was never contacted to discuss what I had found. In August 2010, the garbage disposal backed up. I immediately put in a work order and it took 3 days for them to even call us. Once the maintenance came out, he promised that he would be back with a new disposal. (This is March 2012 and we have still not seen the new disposal) Needless to say, we are the type of people that do not make a big deal out of minor repairs if we can take care of it ourselves. We have done just that the majority of our stay here. It’s been very rare for us to place a work order or even contact the company at all. We have never been late on our rent. So, in my opinion, I consider my family to be “good tenants”. Then, today happened! Maintenance came out yesterday to repair the backed up garbage disposal again…….finally after I put in the work order on Tuesday morning. I got the run around from the maintenance man telling me that he tried to call me earlier and had the wrong area code. BS in my opinion! Once he finally arrived and got under the sink, he didn’t have much to say. Then, I hear a large splash of water. Instead of placing a bucket under the pipes to let the water drain, he felt it was ok to let it flow out all under my sink. He was out of here within 5 or 6 minutes and left the mess for me to clean up. DISGUSTING! Then, I get a call from “Sarah” this morning informing me that “Paul” photographed what he pulled out of the drain and we would be charged for the work order. I don’t have an issue with paying for something that may be my fault. If we caused the disposal to back up, we are at fault. However, I do not think that calling and talking to me like I’m a criminal is at all ok. This “Sarah” must be the rudest person I have ever spoken to. I never tried to dispute the charge but I did ask who was going to responsible for the damage that the maintenance person caused under the sink. At that point, she got even snottier and said she would speak to her maintenance and call me back. The moral of this story is that this company makes false promises, does not provide the tenants with all the information that need, (ex. We had several roofers show up at our house climbing on the roof without a word from the PM. We had to call them to find out what was going on. “Sarah” told us she was just about to call us because the roofers would be putting on a new roof in the morning. ) and they have the worst customer service I have ever seen. When we try to call, there is NEVER an answer! Voicemail or email is the only options you have. more

RCPM is a Stupid Choice! 12/5/2011

If you like living in an environment that is not full of problems, I would not choose renting from these jokers. They are rude on the phone, they ignore obvious issues like your house getting pelted with baseball size hail and all of the problems that come with it. They refuse to do what they are supposed to do which is manage the property and to be quite honest, the rent is too much for all of the hassle! Since I moved in to my house in May, I have had massive roof leaks, broken refrigerator, broken garage door, busted windows, trash left on the property from previous renters, $400/ month electric bills because the air conditioner was bad and many, many more problems. After I sent a maintenance request every day for a month and a half, they replaced the roof and the air conditioner but that's it. more

By far the worst business I have ever had the misfortune of communicating with. This company is full of unfulfilled promises and does not head consumer warnings about issues that are about to become major problems. At nearly twelve hundred dollars rent for a four bedroom house you would think they would provide adequate maintenance. Make sure to fully read your contract and know your renter's rights. surprisingly registered with the better business bureau- if you do decide to rent from this facade of a business favorite these websites- you WILL need them. better business bureau bbb (dot) org and google renters rights association of chattanooga. more

DON'T RENT FROM RIVER CITY PROPERTY MANAGEMENT...! 1/22/2011

Worst company to rent from ! Ever ! they will evict you qiuck , they waist way to much money to file through the court house a week after being late , the rent is high and i had to buy my own refrigerator . then they have taken peoples belongings and threw them out in the yard and left them sitting . didnt happen to us i got out quick and now they have a collection agency calling and making threats saying we have to pay more than what was court ordered , caus the house needs new screens and so on ... run fast from this company I'TS NOT WORTH IT !!! more

Absolute worst experience with a property manager. They present a contract to you as the owner of the property that seems like they have your best interest at heart.... after all, as manager of your property, they should. Well, once the contract is signed it starts, ""we need money for this"", ""money for that"", ""you need a new fridge"" """"WHY?"""" ""Um, nevermind, I guess that one will work just fine"", ""you need a $500.00 roof inspection to check for leaks......"" All they have done is ask us for money and they have not provided ONE RECEIPT!!!! Though we have asked time and again...... we have had a tenant begging to move in for 1 month and that prospective tenant somehow managed to get our personal e-mail (property manager sent a message to us at the same time..... not very good at guarding our personal information if you ask me) so she begs us for answers via e-mail..... answers we can not provide because NO ONE will call us back..... we play phone tag all day and only get sent to voicemail, when they do return a call they offer very little information, they are not proactive, and seem like we are at the bottom of their ""to do"" list, it is very frustrating to say the least, we are losing money hand over fist and they have no sense of urgency. As for us, we are stuck in a 1 year contract with 9 months left...... if you are seeking a property manager..... do your homework but I suggest you run the other way..... I gave them 1 star because it would not let me publish the review without it...... more

TERRIBLE COMPANY!!!! 2/16/2010

This is one for the WORST companies I have ever done business with. They are a total rip-off. Be prepared because once you sign on the dotted line and give them $300.00 it is all downhill from there. It begins with beating you down on the rent that they assured you they could rent it for, then leads into not receiving statements, no notification of non paid rents, renting your property to individuals that have filed bankruptcy, lost their key to property, exorbitant maintenance fees, missed quarterly inspections, $75.00/hr to go to the property, holding owed deposits, etc. If all of that is not enough then comes the none returned phone calls and if you are lucky enough to speak to them all they do is insinuate that you are lying about everything and they talk down to you, including Robyn Judd the owner. Do not just take my word for all of this, read all the reviews, then check them out with the BBB and Yahoo. Pros: NONE!! Cons: EVERYTHING!!! more

Worst Rental Company In Chattanooga 3/2/2009

I moved into the Abemarle apartment near the UTC campus and from the start it was a complete headache. River City is the most unprofessional, unreliable, inconsiderate company I have ever experienced. Phone calls were never returned, maintenance requests were ignored, and on more than one occasion I was accused of being behind on my rent and had to bring in bank statements to prove they had deposited my checks. \r The apartment building I was in was extremely unkept. The laundry facilities were a joke, and tenets had to park a block away which is terrible when your trying to carry groceries, or it was raining. Overall, my experience with this company was completely horrible. I would never recommend such an irresponsible company to someone else. Cons: Customer Service, Attitude, Hours, Location more
