WARNING: Do not pay the ""application fee"" or any deposits unless you are prepared to lose them. My situation is similar to those described below. I forked over 140 dollars (app fee and deposit) for an apartment on 3 June. On 17 June, the move-in date, I was told that the management company ""misplaced the keys to the unit"". On 18 June, I demanded to see the unit. I arrived with my car full of boxes ready to move, to find loose pieces of floor tiles uninstalled and a huge hole in the ceiling. None of the promised work had been done! This company has established a clear pattern of fraud, given the long history of these disgusting shenanigans. Do not do business with them! more

Hi Christine - This indeed was a HORRIBLE situation & we were certainly extremely disapointed with the property owner & felt/feel terrible for how this all turned out! I wish we had another home that would have suited your needs, but just didn't. I (Kim) was responsible for the property, and had a relationship with the property owner - Dawn did me a favor by showing you the property as it was near her home. After your husband brought your application & deposit monies to our office, we sent your application to the screening company for it to be processed- the screening process typically takes about 48 hours. As soon as we got approval from the screening company, I called you to let you know and to find out the exact date of your desired move in. After our conversation, I called the property owner to let him know that we had rented his home, & was informed that he was allowing a friend to move into the property... It was as if the sky fell. I was not at all happy, voiced my extreme displeasure, and asked why I hadn't been told - I was told he had been very busy & was going to call me. We immediately sent back your deposit check, and subsequently had the property owner reimburse your application fee. Again, as before, we are so very, very sorry. We will not be available to manage that home in the future. more

Full of Liars and bad managers 7/26/2011

We rented a duplex through them. When we first did the walk through and everything we were told twice by two different people that after the first year, the rent was negotiable. The reason it was so high at first was due to the move in special they were offering. We thought that it made sense, but after the first year and we went to extend the lease, we were told that it was NOT negotiable and it is what it is. Not only that, but the pet deposit, isnt a deposit. Its a fee for the luxury of owning an animal. When we first signed the paperwork, I asked why it was called a ""pet fee"" instead of a ""pet deposit"" and she said it was because its non refundable and is for the cleaning of the carpets because people with animals tend to have harder carpets to clean. When we moved out, they charges us $1,064 to replace the carpet (2 stains from when our 3 y/o got sick and didnt make it to the bathroom to vomit) and when I said the $600 deposit plus the $400 pet fee should handle most of that, I was told no, the fee is just a fee you pay to allow you to have an animal. It goes to nothing else. Its $400 the company charges you just because you have a pet. When I told them I was told it was to help with the carpet cleaning and that it showed on my rental agreement as ""carpets, blinds"" for the $400 non refundable pet fee, they said no, the non refundable part is from the $600 to clean the carpets and blinds and the $400 is just theirs. Also, half the time I called them, I got their answering service because they went home early. And they only respond to the answering service if its an emergency.This has happened all the time anywhere between 10 am on tuesdays and 1 pm on firdays. They are terrible property managers for tenants. They lie about everything and the on site manager who does the walk throughs with you, is a bitter old woman who thinks she's right about everything. She has no tact when talking to you, she lets you know that shes annoyed and will disrespect you to your face calling you a liar, even if you had nothing to do with the reason she was annoyed and werent lying. When we moved out, the satellite dish company instructed us to leave the dish there. When we did our move out walk through, the lady said we had to be charged for its removal and the dish company did not tell us to leave it there and that we were being lazy. STAY AWAY FROM THIS COMPANY! I spent over 4 years (and over $45,000) wishing the property was managed by another company. I would have moved out sooner but I'm on disability and its hard for me to move. more

MOLAND MANAGEMENT ARE SCAM ARTISTS! This past Monday 4-5-10, Dawn showed us a house. Very enthusiastic, great house, etc. etc. and are you ready to put down a deposit? My husband and I did like the house. We discussed it, had a few houses left to see and told her we'd get back to her tomorrow. Well, Dawn called us before we could call her. All fine and dandy. So my husband goes over on Tuesday to drop off a $400 check for half the deposit and a $40 check for the application fee. We hear nothing from them on Wednesday. We get a call today, Thursday, Oh, I am sorry but the owner of the house has already rented it out this past weekend and the people are on there way from Salem, Oregon with the moving truck. This call was from Kim. We never have heard from Dawn again. So, now they have our money and we have no house! Believe me! that we are canceling that check. Please beware of this company.
