Master Building Inspection wanted me to be with them through the whole inspection. The inspector treated the inspection as a general condition and safety condition inspection. By the time we were done I new more about the house than the sellers themselves. The sellers joined in at the inspection and they were real impressed with the inspectors' dimeanor and freindliness. The realtors did not want the inspector to talk with me but the inspector indicated that he was performing the inspection for the client and by providing useful information his client (me) would be able to make an informed decision. The inspection revealed a few major defects (leaking piping and an air conditioner that would not work) and many maintenance type items (minor - so that I can have a to do list I could handle).
The report was a computerized report with digital pictures (indicating the defect areas so that I again could visulize the area of concern and could explain to my realtor).
I did note that my realtor thought my inspectors fee was expensive (that is why I did not get his brochure from the realtor) but I found out through friends that his rates were competitive but also his inspections were more thorough than other inspectors being referred by the realtor. Looks like the realtor did not have my interest fully at hand?
By the way, the sellers used my inspector in buying their new house and we have been in contact and agree that he was very thorough and easy to understand.
I do not understand why realtors want cheap and easy inspectors, oh wait, thats right, they want to make the sale go smoothly.
