Middle aged working professional- moved to MA from out of state. Couldn't have had a more smooth transition. Called into the Butler main office and was directed to Rich, who returned my call with three different properties he thought may fit what I was looking for. We met up , looked at the units, and the rest is history. He was so helpful, professional, and polite. He worked to meet me according to my schedule ,which I have rarely experienced with leasing agents n the past. I moved in two weeks later and have been happy in Somerville since. more

Have been living in a Butler Run property since 2007. I have always been helped whenever necessary, and maintenence is always done in a timely manner. The girls at the office are always willing to help with anything, and have helped my renting experience run smoothly. Would recommend to anyone !!! more

Extremely Upset & Angry 1/12/2011

When moving in here, my intentions were to stay for 4 years. The high school is right down the street and my son has 4 years left. Work is a mile away. Couldn't be better, right? Wrong. Storm number 2...And who can't get their son to school (2 days after a storm)? Who can't get to work? WE CAN'T! Whomever plows makes a swipe, PLOW WIDTH ONLY, down the driveway. And when he gets to the bottom he doesn't plow the empty parking spots so you have 2 feet of snow to your left and right, and about 4 feet in the front. Who plows and doesn't know how to back scrape? When questioned, he's afraid to do anything because, "I'll have to pay for any damages". Well, that's a confident/secure employee. I walk down my driveway with no lights. Although, Rich was great showing me the place and was extremely kind. He can't even get a word in edge-wise. He, himself, put the work order in 3 weeks ago... Yep, I still may slide down my driveway that I cannot see trying to get to my car because I can't see the patch of ice at 6 in the morning to go to work to pay the rent. (By the way, which has no salt, no sand, and no room for my car to go up anyways.) I've purchased everything... Salt, sand... and yes, I've called a company to come plow & sand the driveway so I could go to work. Thank God there was no school. My son was able to stay home and continue shoveling us out. more

Great Landlord! 10/13/2010

I actually checked this site before I moved into my apartment and the only reason I went with this company really was because my sister rents an apartment from them in Revere and she loves them. I have to tell you, I've lived here for 4 months and it's been great. The agent that put me in, Rich was fantastic, LOVED him. Since moving in, anything that I've needed, mostly small stuff really, but anything I need, they are so helpful. I moved here from Virginia to be closer to my sister and didn't know a lot about the area, they were great when it came to my utilities getting turned on, etc. I just kept telling myself to come on here and give my opinion on them, so I am. :) more

Butler manages the condo community where I own a unit. I felt obliged to leave a review after my most recent encounter. I only see this group once a year at my annual meeting, but recently, my stove went and I called them for help. They were so kind and helpful, they even went ahead and ordered a stove through their dealer for me (at a lower cost than I could have got I'm sure) They made a stressful situation for me much easier. more

I recently moved into an apartment in Beverly managed by Butler and they have been so great. From start to finish on getting me in. The leasing guy Rich was awesome and so helpful. I've been living here 6 months now and the only one maintenance issue I had (leaking sink) they took care of right away. Pros: courteous, helpful more

We are an association of 25 units and J. Butler took over managing us about one year ago. We have been so happy with their services. They have quick response time when it comes to maintenance and communication. I can always get someone to help me. I am a trustee and many of the unit owners have expressed to me how happy they are with our new management company, which makes me very happy. Pros: great service, friendly staff Cons: none more

They have always kept in good contact with me regarding all matters and have kept my tenants happy. I would recommend them to any home owner in need of a property management company. Great Condo Management 4/29/2010

Butler Property manages the condo community that I own a unit in. We've been using them now for almost 2 years. When we signed them on, we were low on funds, and certain features of this community were falling apart. The management team we had previously didn't answer our calls and were just non-existent. In the two years we've had Butler, our finances have improved, and projects that were never taken care finally were. I'm not being paid to write this, they are awful 4/5/2010

It's always interesting that a company is so concerned with it's image it pays a bunch of people to write positive reviews for them. I live in a Butler managed property, my girlfriend lives in a different Butler property, my co-worker lives in my complex. They have our email addresses, they NEVER emailed us to write a review. It's crazy that all these people "got an email" and wrote overwhelmingly positive reviews. There's a person who wrote a review 4 pages ago that said he wished he had read about this company before he rented from them, I feel the same way. Do not rent from this company. They will do everything on the cheap, and they still might not do anything. I moved in with no screens on most of my windows. My butler rental agent Rich said that wasn't a big deal, and they would take care of it but I could see rat droppings all over the place. I called and spoke to Jim the owner, and he said that he had bigger fish to fry because people had no heat and no hot water as I called in the winter. My apt is not air conditioned of course, and last weekend, I had to have my windows open to cool off. I fell asleep with my bedroom window open and I woke up with a rat in my apartment. I called Butler and their "24 hour" hotline went right to voicemail. Same thing on Easter Sunday when I was having my family over. My nana couldn't eat because she was afraid of the rats. I talked to Diane today (Monday) and after being completely embarrassed in front of my family, her first piece of advice was to buy a rat trap. A RAT TRAP???? How about you put some stupid screens in my apartment? I'm no math whiz, but that can't cost more than fifty bucks, as I have only two windows. Very Happy Tenant 3/23/2010

Butler rented me my apartment about 6 months ago, I have bad credit from a divorce and was having a hard time getting someone to rent to me, plus I have dogs.....very hard to find landlords to take dogs!!! Anyways, I just wanted to come on here and put a good word in for them. They've been great, they gave me a chance when i really needed one, and the few maintenance issues i've had, they've taken care of it. I love em'. Pros: caring Cons: none more

One word "BAD" 3/21/2010

Wow! So I came on to City Search to find a reliable company to rent from. I start with the ones rated best first. This was one of the highest around here and I cant believe what I'm reading!! I may have to stop using City Search. I have rented from J Butler and there is NO WAY this many people are happy with them. Something is fishy. When a company is bad, they are bad. If they are out there neglecting tenants and owners what makes someone think they are out there doing backflips for another? It doesnt happen. Never in all my years have I seen a company treat its customers with such disrespect. Our rent was high and always paid on time but the neglect from them was atrocious. And if you do it to one, you do it to many. Theres not much else to say, not sure why I even wrote this. I'm just blown away that J. Butler would even get one good review. I have been in many rental situations but this is the largest apartment complex I have lived in. I work from home so I interact with the property management crew often. They have always been helpful and personable and responsive to reports of problems in the apartment even though they have so many renters and buildings to take care of. Pros: Friendly and Helpful. I have rented many apartments over the years from both owner occupied buildings and large apartment complexes. I have to say that renting from J. Butler properties has proven to be the best renting experience yet. Their helpful personable staff and responsive service personnel have been nothing less than superb. Thank you Mr. Butler for what has been an excellent renting experience. If I ever move back to Massachusetts, and I probably will, I will be calling you again. Thanks again. Scumbags Awful company, awful people 3/6/2010

I had lived with my fiance for about a year in a Butler run property. We never heard from them, just sent them a check once a month. We lost power during the ice storm and were without for about 3 weeks with debris all over the yard and up against the house. I had called a couple of times, but had just spoken to Diane and was told I'd get a call back. When we didn't hear from them for a few weeks, my fiance had called J Butler to follow up and find out how long we would be without power for and if they had any details on when they might get someone out to clean the yard. When I came home I found her in tears. Apparently Jim thought it was appropriate to tell her "we are not responsible for natural disasters and tell your boyfriend calling every day is not going to get the trees out of your yard, good bye." When I called and spoke to him he was busy telling me they couldn't get to the yard until Spring.(mind you there were everything from small trees to cable wires everywhere) He also proceeded to tell me my fiance was just being over dramatic and all he told her was "it wasn't there problem" I was not happy then, but when April came and the debris was still in the yard we called again. After a week and a half of phone calls with no return call I called up and told the receptionist that we would simply have the yard cleaned, save the receipts and then deduct it from the rent. Jim immediately got on the phone and told me I didn't know who I was dealing with and if I thought thing were bad now "watch what happens" if we withhold rent. I have never been threatened by a landlord before, but this guy was talking like he was one part lawyer, one part cop, one part Tony Soprano. We moved out the following month breaking our lease and losing our entire security deposit, and I will tell you it was entirely worth it to be away from such a person and company. We recently moved from a high rise in Wakefield managed by this company to a single family in Reading also managed by Butler. (We Just had a baby) Their leasing department did an excellent job meeting our needs, and Katie, Rich, Megan and Jamie were a great help during such a stressful move. Kudos to all.
