We have had one year of mismanagement, incompetence, and lack of responsiveness from this company. Impac breached their contract with this association from the very beginning of their term. They do not spend the amount of time at the complex the contract calls for. Charges for services have been higher than agreed to in the contract. Contractors are not paid in a timely manner. Calls from unit onwers for service are either ignored or not returned. Impac's accounts payable is completely fouled up. Owners receive bills for fees already paid, are told their checks were not rec'd and are charged late fees. Impac refuses to acknowledge or correct errors in billing statements. Owners are told to pay out of pocket for repairs which are clearly the responsibility of the association. Code violations are issued but ignored by Impac. Instead of hiring contractors in the area contractors are sent from an hour away (we pay travel time). Repairs are not made until a crisis occurs. Minutes are not mailed out. The minutes they do take are in no way complete or adequate. The safety of the people living here is disregarded. Impac has absolutely no belief that they have a responsibility to the owners. The portfolio manager has no knowledge of the buildings and no knowledge about correct maintenance or repairs. \r
