Now the newest from Glen Arms, aka Juan and Joe at the central office, is one month free and reduced rate. The free rent is the last month of the lease and should you be insane enough to renew, the renewal cost is based on the monthly fee. Because this building accepts Section 8, low cost housing paid by the feds, the rate increase is regulated and was 4%. Some residents pay $75 per month while others pay $1,100 for the same size apt. \r

The free one month's rent is, of course, to get the apts. rented which at first glance can suck you in. When first shown, the apt. I rented was clean and somewhat comfortable. Little did I know that the building was infected with roaches, mice, drugs, and drug dealers. The building is central in Nassau County to illegal drug distribution. \r

The building violates the smoking code, smoke is everywhere in the building. Many units in the building are cold during winter and during summer the building is suffocating. Building ventilation is so poor that if you're not smelling the smoke you'll get the cooking odors, most of which are not pleasant.\r

One evening I arrived to find the headlines of police cars shining into the front doors of the building. I got to my apt. and stayed locked in. The dog problems are another can of worms. Sometimes they allow dogs, it depends on whether they like you or you pay enough.\r

As to rent payment, if you are late, management immediately sends you court papers for possible eviction. Tenants must lose a day of work to go to court only to end up paying the rent with a late fee. Sixty days prior to lease renewal, you will receive a letter that threatens to evict you if you don't sign a new lease. Beware! You do not have to sign that document, your lease is in effect until it expires and no one can evict you. This is management scaring you to renew your lease and if you decide not to stay they let you go but keep your deposit. They want to keep your deposit at any cost. \r

Living at this building was a nightmare.  All the bad reviews you read online are true.  Avoid the problems before they begin, do not visit, consider, or move into this building.
