Initially we were very happy at Bella Palazzo. The price was $800 for a one bedroom, 1.5 bath (price included water, trash, $20 pet rent and Time Warner). The apartment had great features like a ceiling fan in every room, a brick fireplace, a fridge with water and ice in the door, a central vac and a huge walk-in closet. The location is great too. \r \r However, about a year after living there a new management company, KC Apartments LLC, took over. They fired all the staff and replaced them with ladies that lie to your face. I found out that the new management wasn’t charging pet rent for new residents and I went into inquire. The lady who helped me, K, was very nice and said that not only would I not have to pay pet rent anymore but that they would refund the months that I had paid since the new management took over. I thought that was great and she said she would call me back the next day after she talked to the manager and double-checked. Not only did she not call me back the next day, she didn’t call me back the entire week. The following week, I dropped in and K acted like she had no idea what I was talking about (even though I still had the post-it she had written on). I started to get upset and then she told me she did call but must have written my number down wrong. I told her I wanted to speak to the manager, L. She told me L was not there but that she would go upstairs and pull my file. Guess who came back down the stairs… L. L told me K had not told her anything about it and that I was certainly not entitled to any money back and that I would have to keep paying my pet rent because they were honoring my original contract that had a rent discount on it. I was lead on for a week and I believe K lied about not remembering our conversation, lied about trying to call me (I later verified and they had the right number – plus it’s not like they didn’t know where I lived…) and then lied about Lori not being in that day. \r \r Another time, I noticed while walking my dog that an (apartment on the top floor of the building) had an open balcony door for several weeks. It was December and I thought that was odd so I reported it to the office. I took several reminders, a call to the police and about 6 weeks before maintenance finally shut it. I was shocked because because the pipes could have frozen, rain and snow could have caused the carpet to mold and animals could have been living inside. Even if they didn’t care about their property, they should have cared about the neighboring apartments who would have been affected if an animal chewed an electrical wire or the pipes burst. \r \r Finally, the lying continued when we moved out and it came time to get our $350 deposit back. When we moved out K assured us that we had left the apartment beautifully and that we would receive our deposit in about 40 days. About two months later – nothing. I called and they said L would call me back the next day. Again nothing. This repeated several times and I got different excuses (their system was down, their Internet was down, Lori was at a meeting, etc.). It wasn’t until I sent them a formal, certified, restricted delivery letter demanding my deposit back and threatening to take them to small claims court that I got my deposit back and even then it was short $14. They claimed I had shorted them $14 over the time I lived there. I faxed them copies of my checks showing that I did not owe them any money. Again L was busy but she would call me right back… that was three weeks ago. At this point it’s not worth the hassle but please save yourself the hassle and think twice about Bella Palazzo. All the amenities in the world don’t make up for uncaring and untruthful management! !\r more

New Management is Terrible! 2/14/2012

We have lived here since June 2009 but as soon as this lease is up we will be moving for sure. There is too much to say but read some of the reviews and you'll see the change is management has not been a positive one. Drive through here during the evenings and look at all the empty parking and empty apartments. When we first moved in this place was packed. With the changes in management a lot of people have moved out. I agree with sadface12345 that they went from ""tolerable to horrible."" more

Bait and Switch 12/11/2011

When my wife and I moved in, in September of 2010, the management was tolerable and the maintenance guys were okay. When the new management took over in the summer of 2011 things went from tolerable to horrible. The new head manager was a woman who doesn't return calls, doesn't fill out work orders for maintenance problems, isn't willing to work with renters on any issues at all, and to top it off goes out of her way to make problems worse. Parking is horrible, there aren't enough spots for the number of apartments. This leaves people parking every which way, usually in a post which makes the traffic even worse. The management team specifically goes out of their own way to make the problem worse by parking inappropriately themselves at their own apartments so when you bring it up to them they have all sorts of reasons why it isn't going to get fixed. The apartments themselves are not bad. The amenities are non-existent currently, but they are supposedly installing some fancy workout room. The last workout room was laughable. A weight machine straight out of 1982 and a treadmill that was constantly broken. The demos they show you are really nice but are not representative of the actual apartments. Don't believe me? Ask to see an actual unit when you come in, watch how fast they tell you no. If it weren't for the shoddy employees, We'd consider staying here until my son graduates high school (he's a sophmore,) but as it is right now we'll be leaving as soon as we can. And from the other reviews I've read, we'll probably be fighting to get our deposit back. more

Look else where! 3/11/2011

I wish there were a zero rating! I am not going to go into detail but all I will say is this. The apartments are nice. It is the staff and all the hidden verbage in the lease that are bringing me to write this review. I will start with Maint. They do not care to fix a darn thing that goes wrong. This goes for no AC, broken water pipe, frige going out etc. But don't worry...you can always find a maint. man outside drinking beer, ignoring ER calls and selling items out of the maint. garage from vacated apartments. The office staff is the worse. These women are TWO FACED! They will do WHATEVER it takes to suck money and more money from you! I promise you once you move in you will regret it all the way to the move out date...which they will screw you on as well since they want to charge you every dime for a flake of dust (NO JOKE!) just to obsorb the deposits and then also threaten to bill you. For the price go to Stonepost, The Fairways or any Amli properties. more

Bella Palazzo is the best choice of all 2/11/2010

Bella Palazzo is a terrific complex to live in. The staff here are friendly and helpful, and actually work because they care about their residents - something I did not find elsewhere in Overland Park when I was searching for an apartment. The apartments have lots of extras - finer detailing such as water and ice dispenser, W & D, large garages, jetted tubs, walk-in closets, brick fireplaces etc. The setting is pretty and convenient. The clubhouse has lots nice options, and much of it is accessible 24 hours a day. To top it off, it is a great value compared to other apts in the area. You will really like living here at Bella Palazzo. I do so much, I took the time to write about it for others! Pros: Great Customer Service and lots of extras more
