University Oaks is not a safe place. If you are thinking about living there you should research it better. The place is used as a party site not just by students, but also by randoms in the community that know how and when to come in. It is gated and has a gate code, but codes are out in the community. Cars can (and do) follow other cars in. So no code even needed. The parties are so often and loud that if you want or need to study (or sleep) you will hate University Oaks. I was always afraid to walk anywhere alone with so many obnoxious people (including non students) drinking, smoking pot, and doing anything else they want. The apartment itself was dingy and stank no matter how well it was cleaned, and had bugs. The walls are also paper thin. You can hear EVERYTHING from the other apartments. A warning about privacy... pest control and maintenance will walk in on you unannounced. Complaints do not matter and are not welcome at this place. The general manager Melinda acts like a child and is absolutely hateful. I never had a single pleasant experience with her. She will make your life hell if you make a complaint. If there is a maintenance issue, they assume it is because of you. It does not matter if it was like that when you moved in or if it has nothing to do with you at all. You will have extra charges added when you move out, and they will not break down what they are for unless you push for an itemized bill. Make sure you document everything well in writing and photos. Save your emails! You are warned! Parents should consider a better place when looking for student housing. more

Bad place to live. The manager at this place is deplorable. Full of attitude no matter the situation. Melinda does not want to be called out on anything at all. If you do, beware! You will most definitely be put on her -list and you will have problems. The apartments are ok at the surface, but once you move in you notice noise from thin walls, roaches, and mold or mildew. You have no privacy at UO. Staff, management, maintenance, and exterminators all have keys. If they knock at all it is while they are opening the door. Don't want to be caught with your pants down? Or in your t-shirt? Well do not live here because it WILL happen. Everyone I know has had people burst in unannounced. Want to study? Or get a good night sleep? Well do not live here. It is a bad place to live unless you want to party. If you are female, you WILL have problems from nasty strangers hitting on you while you try to go to or from your apartment. IT IS NOT A SAFE PLACE TO LIVE. Beware! more

Party place, especially in the back lot. Trash everywhere all the time. Security gate code is a joke. Everyone/anyone seems to have codes, and even if you don't, you can follow people in. Do not live here unless you fit the typical party kid image. Noisy and nasty. Not safe. more
