Yes, it's true that Sharon isn't the most sensitive interpersonal communicator sometimes (sometimes she is really nice!), and she is frustratingly cheap on some things, but the basics, the things I would want from a PM company, are solid.
The property is good, the rent is fair, and if something major breaks (like the heat went out one time, the plumbing one time...) they are on it immediately.
Don't let the mannerisms get to you, she has seen a lot of bs over the years, and maybe a little tough. Just be clear and direct about what you want and what you think is fair. Getting emotional will not help.
And I should also mention that Tom has been consistently courteous and helpful.
In my experience G&G is honest and solid.
