I am a tenant of Ultimate Properties and I have nothing but good things to say about them. Since I've lived in my house over the past couple of years, we've had some maintenance issues over the years like a broken dishwasher, plumbing, etc. and they were always proactive in getting them working again. Their efficient and always seem ready to help. No complaints. more

ULTIMATES #1 10/26/2010

I own several properties that Ultimate manages, I cancelled management for one of the properties, because I sold it When my properties were rented I either received a phone call or a letter in the mail advising me it rented and the amount it rented for, length of the lease! To cancel management on my property,The MANAGEMENT AGREEMENT explains the terms and whats expected of me, so I WAS FULLY AWARE OF THE 7% cancellation fee! The paperwork explains everything YOU JUST HAVE TO READ IT BEFORE YOU SIGN!! more

Nice Company to work with 10/26/2010

I am a newer resident to AZ and wasnt sure how to beging my search for a a rental home. I found the rental that I am living in now by using their website. I filled out an application and was notified within 48 hours that I was approved. In the economys hardtime they are willing to work with people who have foreclosures on their credit. Whoever said they are the worst property management co should have been happy that the property was rented and maybe should have read the fine print. more

Worst Property Management Co - DO NOT USE THEM! 9/8/2010

This is the worst property management company I have ever used. They did not screen the Tenants. They are looking after their own best interest. They did not notify me during the initial rental of my unit so I was not aware they put in some very irresponsible people. They just signed the lease without letting me know. On renewal they did exactly the same and extended these folks for another year. When I tried to cancel, they forced me to pay a 7% outstanding amount of the Lease!!! more

Poor owner screening 7/30/2010

I would not recommend Ultimate Properties to anyone. 2 months after moving into one of their properties, we received a notice that our rental property was going into foreclosure. It is quite obvious the home was in serious pre-foreclosure when we signed the lease. In one conversation with their staff, it was stated that they don’t even have a phone number for the owner. How do you lease out a property for someone but you don’t have that important information? Ultimate Properties does not screen owners very well. Do not be someone who rents from them and has to move out 3 months into an expected year-lease! \r If you do find yourself in this situation with Ultimate, only expect them to “let you out of your lease”. They won’t tell you that until you have viewed some of their properties and cannot find a home to fit your needs. Meanwhile, we viewed at least 3 homes that should not have been shown due to the condition of the homes- from a home with significant water damage, to a garage door that had graffiti on it, to another home that was very dirty with large holes in the walls. Other than letting you out of your lease, do not expect Ultimate to work with you on a move-out date and they still require you to give 30 days notice to move out of a foreclosed rental. \r Also, they would not reply to any of our emails regarding the situation and the broker, Mike Reid would not respond. I would not have taken our complaints this far if Ultimate would have shown any inkling of caring about their renters. Instead, Ultimate is more concerned about their owner clients, including those in foreclosure.\r more

Good company to work with 5/26/2009

We own three properties and live out of the state. This company is doing a good job. They are very professional, it was a time that they had hired a new property manager that was not so good but they let him go. Pros: Fast rent check, honest, return calls Cons: They do not give a spare keys to the owners. more

Ultimate Properties...a good experience- 6/30/2008

Having read the review below, I had to write a more accurate response about my experience with Ultimate Properties. They usually called me back within 24 hours. The only time there are delays are during the beginning of the month when they are processing ?my? rents so that I can get them quickly. In fact, they turn the rents around within 2-3 days after the tenants have paid. Ultimate Properties instituted a pre-emergent Spraying for weeds twice a year to help slow down the amount of notices for weeds from the home owner associations. I share the cost with the tenants, a total cost of $50.00 for me as an owner. This one proactive decision by Ultimate was a great idea and has helped in creating a better view of me as a ?non-owner occupant? to the home owner association. The blog entry below seems to come from a cheap investor that won?t put any money in their property?no wonder they didn?t get along with ?Ultimate? Properties; perhaps there is a ?Mediocre? Property Management company out there for them. Ultimate Properties is not perfect, but I would most certainly recommend them! Pros: They care about my house more

Avoid at all costs! 4/4/2008

\r 1) I had trouble having my phone calls returned, sometimes waiting 2-3 days. Usually I had to call back again and again. UP has only one email address. \r \r 2) Simple requests such as pictures following moveouts were difficult to attain. I had to ask them to go back to get them. \r \r 3) Without notice, UP took it upon themselves to hire a company to go and spray for weeds and pass on charges to the owner and tenent. Lease agreement holds tenent responsible for weeds. (Home is apart of HOA)\r \r 4) Tenent complaints were not tended to in a timely manner. Case in point - tenent notified UP that the stove has two burners not working. The matter wasn't resolved until a new property managment company was in place (>30 days later). \r \r 5) UP didn't follow strict instructions and signed a tenent for 6 months vice 1 year. \r \r 6) UP sent out contractor to replace generic shower head, what was installed was a premium variable shower head. (Good for tenent, not so good for me) Would have prefered prior notice of purchase.\r \r 7) Industry standard I'm sure, UP uses it's own pricy repair contractor. They didn't look out in my best interest keeping repair costs low by shopping around. \r \r 8) UP was instructed to have all locks rekeyed and send me a spare set, this didn't happen. \r \r 9) Monthly payment was inconsistant sometimes being received the 2nd-3rd week of the month. If late charges were charged to the tenent, UP kept them. \r \r Overall, I believe it is Ulimate Properties' poor service to the tenent that has lead to a high turnover rate of this property. more
