Horrible property management 2/21/2012

My husband and I along with our 2 young children have been living at a stone mill property small residential park for the last year or so. When we first moved in everything sounded great almost like it was the place we would really enjoy living at, we were offered to buy a 3 bedroom 1 and half bath mobile home, this was a great offer because we were renting a two bedroom trailer and needed the space. We started a rent-to-own on place. Before we moved in we were told that a couple of things had to be fixed like the sink in the half bathroom was leaking and a couple of other leaks would be repaired before our move in date...well that didn't happen not only did the sink in my daughters bathroom leak and still does but my husband had to fix the kitchen sink twice, and the hot water heater started leaking! We called the "" park management"" and got no help from them. It was when the furnace started to give us problems we really realized what kind of people we were dealing with ( slumlords). My husband called the owner of stone mill property and asked if there was any way they could fix or replace the furnace his reply was in a very rude and nasty way "" no you bought the trailer as is!"" which would have been true but at this time we were still renting as we didn't finish paying the trailer off yet or have the title. The bigger problem we are having is we paid the trailer off and still haven't received the bill of sale yet we are waiting on the bill of sale because we were told that there is no title for the trailer and we cant get one until we have the bill of sale. Most people don't have a choice when moving into a place like this, but just because you have fallen on hard times and don't have another option does not give these people the right to treat their tenants this way. my only advise if you are thinking of moving into a stone mill property is be prepared to fight for your right as a tenant even if it means legally as we soon are. more

What you need to know about Stonemill Property Management 10/14/2010

I have been living at a property owned by Stonemill Property Management (SPM) for several months. First off, there is nothing here in the park for children to do (no playground, etc) yet, we are not allowed to put up such things on our yard either. The management here is not very knowledgeable on many repairs and will give you the run around as will the property owners themselves.(Good luck dealing with the owner's wife who most often answers the phone, and tries to keep you from talking to the him. She has a tendancy to be mean, nasty, and degrading even! I have been waiting on repairs that are still not done since before we moved in here. SPM wants their rent and water paid on time and everything kept to their specifications, however, they do not do their end of the deal. Very unreliable! The park manager, when available,(he works all the time at a regular job outside of the park and there are too many trailers to manage here for just one person anyway) expects the tenants to pitch in, free of charge, to do the repairs either on their own, or alongside him. That is not the responsibility of a tenant. We pay our rent on time and take care of what we are supposed to, we bother noone...We do our end of the deal, now if only they would do theirs! I STRONGLY discourage anyone from moving into any property owned or managed by SPM unless they are ok with living in misery under the rule of a slumlord! more
