We rented a home from Ross Pacific for over a year and were never late on a payment. We also did everything we could to keep the house in good shape. Unfortunately, in December, we had a pipe burst in the ceiling of the kitchen during a cold spell. We had suspected the pipe to be frozen, so called immediately, and did everything we could to keep it from bursting. Despite this, a huge chunk of the kitchen ceiling came down when it burst, and the kitchen and carpet flooded. When I talked to Ross Pacific (RP), they kept telling me if would only be 3-4 days to repair, so we moved into a hotel. However, 4 days later, they STILL had failed to get someone in there to even clean up the water. When things finally got cleaned up, the contractor told us it would be more like 4 weeks of repairs (the entire kitchen had to be gutted and carpet replaced). RP, however, still tried to keep telling us it would only be a week. Clearly not wanting to wait a month, we told them we would be moving out by the end of Dec. RP tried to tell us that we had to pay them still for the next month's rent because we had not given them 20 days notice! The house was completely uninhabitable with no kitchen, water turned off, and no carpet. We argued this went against WA state law, and they laughed at us and said the law did not apply to this situation. Anyone who has skimmed WA state tenant law knows this is exactly the type of situation to which the law applies. We spent the time digging into the laws, contacted a lawyer, and did our due diligence documenting everything. We got within days of taking RP to small claims court before they finally conceded. When this all started, we tried to be fair, and we were even willing to forgo the rent we had already paid for Dec, even though 3 weeks of Dec we could not be in the home. But given their either ignorant or scam-artist attitude, we were no longer willing to be fair and insisted they reimburse us for any time we were not in the home.
I would strongly advise that NO ONE RENT FROM ROSS PACIFIC! They are a bad combination of ignorant of the laws in their own industry and just plain dishonest.
