I have one word for this apartment complex, Tycoons! My sister and brother in-law lived there for a number of years. They always had to pay for carpet damage when moving from apartment to apartment even if there wasn't carpet damage. They had a problem with mold in the walls. Instead of breaking down the wall to see if there was a broken pipe, Orchard Pointe put new paint on the wall. That was their solution for the mold. Wow, talk about being considerate of the tenants' health! Orchard Pointe no longer has garbage cans all over. All of the tenants have to haul their garbage to one main trash compactor, and compact their own garbage. The tenants pay to haul their own garbage too! The tenants also have to pay for their own water and cable. There is no free basic cable like with most apartment complexes. The water bills are based by unit, and then divided by how many apartments are in that unit. So, if you got 12 tenants in one apartment using up all of the is absolutely insane! Orchard Pointe also requires that every tenant use their renter's insurance, and name them as the beneficiary on the policy. The complex expects the tenants to insure not only their own property, but the apartment as well. I have never heard of an apartment complex requiring this before. If you ask me, the owners of Orchard Pointe are looking for any and every way to make money off of people. I would not recommend Orchard Pointe to anyone in Vancouver, Washington. It is the worst apartment complex ever.
