The Oaks of Heatherwood carefully reviews our pricing structure each year, gathers as much information as possible of projected future expenses and then makes a determination whether rents need to be adjusted. Some of our Residents do not receive rent increases at all. \r \r 13) The pool was in fact closed for several days in 2013 as we upgraded out sanitary and filtration systems to beyond the ""state of the art"" systems. Notices were posted more than a week ahead of time and Residents were kept updated on the progress.\r \r 14) Again : ""BMs"" in the toilet : the person(s) actually need to take the time to call the office to report any issues they may be having otherwise we do not know about them, The goal is to have all work orders addressed and resolved within 1 business day unless we need to order specialty parts or supplies. For emergencies, we generally maintain a very well stocked inventory of parts to include some appliances, toilets, sinks, faucets, etc. As a matter of practice, we do not check every toilet in every apartment weekly for content.\r \r 15) The feedback I have received from many of the Residents we have lost due to job relocation or other life changing events is that they have enjoyed living at The Oaks of Heatherwood; they would stay if they could, and, if things change, they would love to return to live here.\r \r 16) I have inspected nearly all apartments at The Oaks of Heatherwood since I arrived here 2 years ago. Poster takes a lot of liberty with the truth : I have yet to find an appliance that is over 10 years old. In fact, we very routinely replace air conditioners, refrigerators, ranges and dishwashers. Last year alone we replaced about 25 appliances.\r \r 17) Construction of this community followed industry standards for the era. Any community built at this time would have similar materials and methods employed. Knowing the company that constructed The Oaks of Heatherwood, I am confident they (like Oak Grove) went above and beyond the expectations at that time and added extra value to the development.\r \r 18) Although it is true, there is no power ventilation in the hallways, it is absolutely not true under THIS management that they smell of cat urine. When we acquired this community, all carpeting and carpet pad was removed, the sub-floors were disinfected and deodorized before new carpeting and carpet pad was installed. This is a standard practice for Oak Grove and is followed every time we replace carpeting whether in the halls or apartments : we always replace carpet & pad; most communities only replace the carpet to reduce costs. Fact Check, please.\r \r 19) Price point are periodically reviewed and adjusted based on projected expenses and prevailing market rates in our general geographical area. This is a common industry practice.\r \r 20) Discrimination of any sort is illegal; even the discriminatory comments with respect to how some residents may pay their rent. Our company policy strictly prohibits discrimination of any sort.\r \r Regrettably, the authors of these posts have chosen to remain anonymous and vent from the shadows. It is always more productive to stop by the Office and air any concerns / complaints a person may have. To the Residents that have stopped by and brought to my attention issues that needed to be addressed, they know that they will have absolute confidentiality and that even though some of their comments were troubling, I appreciate them sharing with me so that any potential problems can be resolved expeditiously.\r \r We always welcome and appreciate constructive criticism on how we can improve and provide a better living experience to our Residents.
