It's so obvious that this company wanted to increase their star rated so they had friends or acquaintances write positive reviews for them all in the same date range. The truth is, they are crooks. My neighbor did a walk through with her manager before vacating, and was told that her place was spotless and there shouldn't be any deductions. When she received her deposit back, there was a $500 deduction. One item on the list said ""carpet cleaning - $300"". She had hardwood floors! No carpets! They got caught red handed. I lived in my apartment for many years, but new management took over and started calling me making false accusations (I hate dogs, and they were accusing me of having an illegal pet!) and threatening me, until finally I had enough myself and decided to leave. I think they wanted me out so they could rerent my unit for a higher price. I have never dealt with such unprofessional and poor mannered people. They are nice one day and turn on you the next. STAY AWAY!!! more

I have been living here with my daughter since 2005. Within the past year I have seen many improvements on the property. The office staff has always been courteous and the maintenance always fix my problems. more

Xenon Investment Corp really takes care of their tenants. I just rented my apartment from them and they are so caring. When I moved in I accidentally put too much pressure on my sink and it broke. They came in the same day to replace it!!! And the manager is very nice! more

I have been living in my apartment for over two years and every time I had any problems they were always there for me. As soon as I would tell them that something wasn't broken they would get it fixed that day! And their apartments are nice and well maintained. more

I used to rent an apartment that was owned by Xenon Investments and I was highly satisfied with their management services. They were very attentive to all of their tenants needs, including me. They helped me fix any minor problems in my unit and I never had anything major to complain about. I would rent from them again in the future. more

So I rented from Xenon Investments when I was attending UCLA and they're management was up to par. Anytime, I had an issue the management was on top of my issues and even went out of there way to fix my frig when it had nothing to do with them. They are not not thieves and are kind people and care about their tenants. more


I will be quick and to the point: Xenon Investment will attempt to unlawfully steal money from its tenants. They knowingly do so against California Tenant Rights. Look up your rights! Most people think they do not have the ability to fight, but you do. This is a notoriously corrupt company among Small Claims Courts, therefore you will WIN YOUR CASE 100%.\r \r They will not return your phone calls or e-mails. They will only respond to an official notice from the court. FILE YOUR CASE. They will steal your security deposit, take out money for painting and cleaning (which is illegal unless you have left the place like a hurricane would or have changed the color of the walls). They will also not provide you with receipts of service (also illegal), nor mail you the deposit on time.\r \r Know your rights. They know they are in the wrong. They are attacking mostly students who don't know better- why do you think most of their properties are in Westwood?\r \r TAKE ACTION. GO TO SMALL CLAIMS COURT. And do not rent from them, by any means. more

Deposit Thieves, Terrible Biz Ethics 10/20/2010

Just as other reviews state, they returned less than 10% of my security deposit, citing the billing for items that were already faulty at move-in, or thinking they could get away with charging me in full for normal wear and tear (ie. entire apartment repainting after living there 2 years, floor refinishing..). I had little to no issues with them DURING my tenancy, managers were usually pretty good, maintenance generally quick to respond. \r \r Luckily I have tons of pre-move-in photos. They did no move-in walkthrough, and the move-out list was done without me present. \r \r After move-out: When called, their office treats you terribly most of the time, and some secretaries obviously screen calls if you're a repeat caller. They NEVER return calls (not once have I received a call), and often unreasonably delay email reponse or don't respond at all. Working with them to resolve the security deposit issue (they owe me over $1,000) has been agonizing. I managed to receive a partial check from them, with no itemization, letter, or anything to show how the amount was determined.\r \r They have no proper documentation of walkthroughs or maintenance receipts, which is why they simply dismiss or ignore my requests for copies of these.\r \r I'm taking them to court for the remaining balance as I'm certain they have no evidence whatsoever. I can bet that I'm not the first to do so, if these reviews have any indication of their style of service and satisfaction of their customers.\r \r DON'T RENT FROM THEM. more


I lived in a one bedroom apartment at 652 Veteran ave in Westwood. I kept the place perfect and was always quiet. No damage to the apt, walls, carpet, etc. and the place was spotless when I moved out. I even had pictures of before and after to prove it. Yet, when I moved out, I was slapped with over $500 in cleaning fees (are you KIDDING ME?) and a $500 subletting fee. I had a subletter for TWO out of 12 months. On top of that, they tried to charge me for rent shortfall. Thank God, I had written documentation to challenge that last claim. They stole my security deposit with no justification. When I called to ask why paint, carpet, and cleaning came up to over $500, they basically told me ""it is what it is."" Too late for me, but please DO NOT RENT FROM XENON INVESTMENT CORP. more

I have lived at a building in Westwood by UCLA for the past 2 years, and am about to graduate. It's been a great place to live. My apartment has a good view, a fireplace, balcony, and it is a decent price for the area. The manager is really nice, and maintenance responds quickly! Wish I could give them no stars 2/18/2010

Had to wait weeks to even get any kind of a response from the manager of the building. Then we find out that the manager changed and no one was the wiser. Rent increased for no reason and nothing could get repaired no matter how much we reported it. DO NOT LIVE IN ANY OF THEIR PROPERTIES! THEY ARE DESPICABLE! Pros: nothing Cons: everything more

Avoid Xenon at all Costs... Literally 10/11/2009

I am writing this to prevent other people from experiencing the horror and injustice that is Xenon Investment Corp., if you are not already disconcerted by the menacing, bizarre name, with twisted, dead bark forming the ""X,"" and robot minions uttering their name at the portal of hell that is the entrance to their central headquarters. My roommates and I moved into a 1 bedroom apartment in Westwood for $1700/mo. An apartment with doors that didn't work or close all the way, no air conditioning or heat, a shower that would run out of hot water really quickly, and a cracked window. The following year they jacked up the rent to $1800. This was an astounding price for a crammed apartment with said amenities, in an area dominated by student tenants. When we moved out, as the other people on this page mentioned, they charged us for unnecessary maintenance fees, PLUS the broken window that was there when we moved in. Try calling the office to voice concerns and injustices, the office lady will treat you like utter scum. Also, you are not allowed to sublet without a $500 ""subletting fee."" What is the point of subletting then? Who charges subletting fees? An evil corporation that will try to bilk you for as much money as they possibly can. And that is exactly what Xenon Investment Corp. is. Landlords are universally sleazy, but never have I experienced landlords with this caliber of sleaze. So please, avoid Xenon at all costs, if you're looking for an over-priced shithole in Westwood, make sure it's not Xenon calling the shots. Pros: they were punctual with maintenance requests. Hi. Xenon has served me with an eviction notice based on fales grounds so that he can raise the rent. He tried this before, the day he bought the building. I have no choice now but to file a complaint in court. I am an attorney who has worked as a tenant rights lawyer for Bet Tzedek, a pro bono firm. I lived in an apartment building that was purchased by Xenon. They immediately raised all the tenants' rents and were reluctant to make repairs (unless it appeared than an inspection was coming up). When I moved out, they sent me a bill, indicating that not only were they going to keep my deposit but that I actually owed them money for items that should have been normal wear-and-tear. I've lived in several apartments, but have never seen a property owner as awful as Xenon. Xenon is a corporation without conscience. Bad, keeps your deposit for themselves 10/29/2008

I just finished my lease and they kept 90% of my deposit. There were no closet doors when i moved in, the toilet seat was a foam seat with cracked vinyl when I moved in, the walls had not been painted for years when I moved in, vertical blinds were missing when I moved in, screens were missing when I moved in, closet doors were missing when I moved in.\r They took my money to make repairs that had been there for years.
