AGREED. I can't even begin to tell you how horrible this association is. more

If you are a property owner and expect this company to mange your property while for you PLEASE look elsewhere. I highly recommend opening a dialogue with tenants when they occupy your residence so you are kept in the loop on potential issues which arise with your property. The tenants I currently have in my property are the best you can ask for as renters. They are the type that only come around every blue moon. My property was having issues with a leaking roof and Morris Property would fix the problems by charging me as the owner repair charges yet the tenants told me in emails that the issue was not rectified with several visits by Morris Properties internal repair services. I pay this company to manage my property and if there is a repair which needs attention I don't mind addressing the issue in a timely manner. Because of this companies lack of attention to detail I now have a property which will need extensive repair inside which could have been alleviated with a simple phone call or email. My tenants also briefed me on the horrid conditions they moved into which Morris Property classified as proper cleaning, but yet I was told the property was cleaned upon vacating by the previous tenants: the carpet was not shampooed, the bathrooms looked like a rest area, the landscaping was overgrown and the yard was unkept by the previous tenants. The tenants I have in my property wanted to stay for 3 years, but will vacate at the end of their 12 month lease due to the handling of key repair issues by the rental division. I will say as a property owner after the tenants vacate it is time to find another property management company in the Greater Nashville Area which will suit my needs better. I can type more about Morris Property Management, but it would consume too much of my time. If you choose this company to manage your property definitely be on the lookout for unnecessary charges reference your property on your monthly statement. more

Never buy or sell a house under their HOA management unless you want to go through tons of ridiculously high fees. Plus we had tons of showings on our house where people loved it but made specific comments on the neighborhood. Morris never mowed the common area, never made anyone account for their yards, parking situations, etc. They also charge when you refinance as well. Our lender said that it was higher than any fee they had ever seen. more

Unfeeling, Unbendable, Arrogant 1/16/2012

Flat out impossible to deal with. Payment coupons arrived very late with no allowance for equally delayed payment. On site manager is a monster. Does not relate to other human beings. Lacks patience with older people. You cannot communicate with this company. Very expensive decision for our POA. Seems to affect resale potential. We've heard a number of negative comments from realtors. more

Beware, Future Landlord 1/14/2012

Morris Property do not even deserve 1 star. Unfortunately, I can not post NO STAR>>>> I've dealt with several property management companies over the years in California and in Tennessee. Morris Property Management is by far the worst property management company I dealt with for my rental property they oversaw. I have since sold the property but the main reason for selling this property was because this company was miss managing my property to the extent I was losing money on the rental and the fact that I could not get timely email or phone responses from the company. 1. Very hard to get in touch with them. Email or by phone. 2. If the tenant is late on monthly rent, the late charge fee when collected from the tenant is not paid out to the landlord. They keep 100% of the late charge. Every other management company keeps only their percentage and forwards the rest to the landlord. The landlord is at risk so why should the property management keep the late charge? When I asked them why they are keeping 100% of the late charge, their response was because they have to spend time calling and sending mails out to the tenant to collect the rent. Excuse me, but isn't this their job in the first place in which they are already being paid? 3. When the tenant was behind 2 months? rent, I had to call and send emails out almost daily to bug them to send an eviction notice out. Most property management companies would send out eviction notice without the landlord bugging their property manager. In Tennessee eviction notices can be sent out after being late the first month. 4. If your property needs repair, you have to go through Morris Property repair department. They also charge (get this)?.20% supervisory fee for all repair jobs! Again, no other property management companies charge repair supervisory fee. So beware. If you are looking for property management service, stay away from Morris Property management. You will not have a pleasant business relationship with this company. They are very good at taking your money, though. more

non caring 11/8/2011

what can i say...bad, bad,bad company we leased from them for more than 5 yrs. extensive mold was found in our condo due to this company not fixing a minor leak. after the blame game between Morris and the condo owner we were told that we could break our lease and move. Then they said..sorry no deposit back because you didnt change air filter and left window sills dirty....WTF..I guess its court for me and them.. ALL THEY WANT IS YOUR MONEY. THEY DO NOT CARE ABOUT YOU IN ANY WAY...IT THERE ANY WAY TO TAKE DOWN THE ONE STAR AND GIVE THEM A MINUS 5 STAR? more

Rude, rude, people. 5/12/2011

If I were a home owner I would not hire Morris Property Management, Inc. I called these people on a home that I was interested in. Not only do they not answer the phone but they do not return phone calls. When I called back (4th time) finally got someone on the phone, the guy was very unhelpful and didn't seem real knowledgable about a home they have listed. ??? These people really don't care if they rent houses out or not. Their website sucks and there is no pics of their listings. These people are rude and condescending. Trying to get info on a home that they have listed is like trying to pull teeth. Isn't that their jobs???? To rent out houses and give people info on homes they might be interested in????? I would not rent a house from Morris Property nor would I entrust my property to them. n more

Morris Property Management, Inc. - Five Stars 2/16/2011

I've had wonderful experience with Morris Property Home Management, especially Michael Hagewood who is responsible for Brentwood Trace Condos. My gutter was leaking and I called Michael and the problem was resolved immediately. Although each person who posts on this site has had his or her own experience, I've found Morris Property Home Management to be excellent. On a scale of 1 to 5 (5 being the best), I would give them 5 stars and would definitely recommend them to anyone who is seeking out a home management company. more

Professional, Helpful, & Supportive 2/16/2011

I want to let everyone know that Philip Crow did a fantastic job helping my daughter find and lease a home in the Nashville area. As you probably know, moving from out of state to a new city can be a traumatic experience, especially with a three month old baby! more

Highly Valued Service 2/15/2011

As the chairman of the board of the Carronbridge HOA, please accept our appreciation for the job Bill Chance is doing for our community. We realize what he does on behalf of Morris Property Management is ?his job?, but we are very pleased with the response and attention to detail he has provided. As all communities do, we have our difficult and trying issues at times during which Bill has been both supportive and informative as we work toward solutions. We value Bill?s service and therefore more highly value the overall service provided by your company. more

This Company Is A Joke! 6/8/2010

No more HOA's 10/3/2009

I lived in a condo under Morris Property Management's HOA for 3 years. I am not a ""first timer"" when it comes to buying or selling real estate. Due to my experiences with Morris, I will not have another property management company. It took 9 months and the threat of a law suit for them to fix a roof leak. You cannot obtain a printed copy of the by-laws, even if you're an owner, without paying for them. We almost lost a buyer because the items we needed the management company to address did not get any attention. In fact, we had to put money in an escrow account to appease the case the property management company did not address a crawl space issue. We have asked our contact at the company, twice, to send us proof that we are responsible for the repairs. As of 10/3/09, we still have no response. It's just unfortunate that the only problems we had while living in the condo had to do with Morris Property Management. more

Scandalous Tactics 9/5/2009

We come from a family of property managers and owners. I live in a community managed by Morris Property Management. Two of our houses are rental and one tenant family fears going out and enjoy their property due to the harassment occurred with a manager of Morris Property and a neighbor. I have friends live in the area who say their rights for free speech have been violated. I talked to a previous board member who says the board of this community is not voted by the homeowners within the community. Our family has also fallen prey of Morris Property Management scandalous tactics which has led us to contact Consumer Affairs. We have been shocked after reading peer reviews on this site and other sites has led me to want to ask local politicians and government agencies to do a full probe and investigation into Morris Property practices and affairs. If you are interesting in participating in the investigation contact (615) 504-0468. Pros: Great Neighbors and Beautiful Homes Cons: Management more

Don't use for Homeowner's Association Management Company 5/9/2009

I live in a development where the Homeowner's Association is managed by Morris Properties. I like our house, the area, and subdivision, and even the builders/developers. What I do not like is Morris Properties' running of the Homeowner's Association, specifically sending out alleged infraction notices. Cons: Non-responsive staff, unjustified infraction notices more

Poor customer service/liars 7/29/2008

Judy Rose does not follow the company mottos, especially the one that says empathy. They expect you to read their minds and know when they are leaving early. Then you get charged a late fee for it. They never fix anything. We like the house and the area, however, the service has been horrible. We take care of the home but regular maintenance is really poor. Then they blame it on the owner. Saying the owner doesn't want to fix it. What owner would not want their property taken care of??? The gutters are stopped up, but they don't want to fix that. It will cost the homeowner in the long run. We have ALWAYS paid our rent every month for 3 years and Ms. Rose will never work with us or be kind in any way. Everyone has problems every once in a while. But she doesn't look at the fact that we PAY EVERY MONTH. She has no empathy, no compassion, no people skills and her homeowners need to be made aware of the fact of how she works. She tries to steal money from you in ANYWAY that she can. We even have a problem that needs to be repaired that could cause serious injury to one of my family, but they still won't repair it. Some day some one is going to cost the homeowner and Morris property money, maybe then they will do what they are supposed to. When we move out I guarantee this house will sit empty for a long time before someone rents it again. ANd the only reason we will move will be solely because of Ms. Rose. I hope she can sleep at night scamming people and being hateful and mean. Also, they have raised the rent EVERY YEAR since we have lived here. We are looking for another house and we can get a much larger home for the price we are paying here and that is what we fully intend to do. When we do move I fully intend to let the homeowner know exactly what Ms. Rose is like. Pros: Nice home Cons: Poor management and repair service more

They do not do busniess with integrity. They don't response to anything thing that needs to be done to there properties. They are the worst people to rent from..... RENTER'S BEWARE!!! Cons: They do not repsond to anything that needs to be done to the property. more

What exactly do they manage ? 10/18/2007

Unresponsive stafff. Tried to get them to destroy some wasps nest attached to my front window and never heard from them. Then they sent me a lien notice because I was 19 days late on a payment which I had overlooked because I happen to travel for a living. When I tried to contact them to correct this, I was told my rep was on vacation. Pros: no pros Cons: not quite sure what they do here ? more

Horrible Horrible Company 9/8/2007

These people are the most incompetent obnoxious real estate managers I have run across in my 55 years of life. They never answer their phones and will not return your calls. They have repeated, month after month tried to charge me for fictitious utility bills. They charges me a Late Fee based on my full rent amount, although I pay rent on or before the first of each month. Repeated calls and letters to these people are useless. If anyone plans to associate themselves with this company, please take my advice. Stay away; surely there are other property management companies that will, with very little effort, surpass the performance of the employees/owners of ASSOCIA / Morris Property of Nashville Tennessee. Pros: Nothing Cons: Absolutely Horrible more

Outstanding customer service 8/29/2007

I have recently completed a 2 year lease with Morris Property, and my experience with this property management agency was good, nothing to brag about. However my personal leasing agent Robbie Tenpenny was outstanding from start to finish and well worth my time in providing this review. My situation required a rapid turn around and Robbie personally handled my account with the professionalism and speed I required. I experience very few issues during my 2 year lease, however any issues that Robbie became aware of she would often personally oversee, and maintaining contact even after hours, so as to ensure the issues were resolved. I have recommended and would continue to recommend Morris Property asking for Robbie Tenpenny, as you will not be disappointed. more

If your new to real estate investing and don't have an umbrella, don't cry like a baby when it rains. Morris is 5 stars 8/28/2007

It is always fun to read the reviews of the new investors. It is obvious in the manner in which they present their emotionally charged statements that they have recently entered the world of investor status. I hope all of us can have a good laugh at the below reviews. more
