My husband and I lived at Legends at River Oaks for two years, during which time we had repeated mold problems. The maintenance staff would come paint over the mold rather than properly removing it. Within a couple months, the mold would grow back. This happened over and over. Clearly, the mold was growing from WITHIN the walls. They should have gone through the proper precautions to tear down the drywall and strip the wall to the posts. Instead, they took the easy way out, causing us to continue to breath in the toxic, black mold. Also, when we moved out of the apartment, we left if spotless--cleaner than when we moved in. Yet, they slapped a $500+ fee on us, charging us for things like a broken drawer in the fridge (that was like that when we moved in) and bent blind slats (that were also like that when we moved in). Every time our contract was up for renewal, they significantly raised our rent rate. Not a great way to retain your good tenants who always pay on time. In general, this apartment complex is very pretty--but it's managed very poorly and is way over-priced for what you get. more

Warning! Don't move in here! We moved in over three years ago and the management appears to have changed three times. The current management and staff are terrible! We have multiple issues, including a fridge leaking rancid water on our food that is over a month passed the service call, a toilet issue that has been ""fixed"" but was never actually resolved, and it took two months for them to fix the AC so that it would blow cold air instead of hot. Packages we get notices for magically disappear out of the main office closet. They regularly charge us unknown fees or ""mix up"" our amounts due. This month we have to pay an imagined increased monthly rate, certainly not the agreed upon amount in our lease. \r Definitely do not recommend, will be moving out as soon as our lease is up. more

WORST apartments ever. The management will nickel and dime you for every cent they can. The utilities bills are SO high that you pay more than you would in your own home. I wrote numerous letters to the management about my concerns and dissatisfaction and got NO response. They don't care about their tenants enough to even respond to and e-mail. I have since bought a new home and pay less in utilities for a 3 story than I did in my tiny 700 sq ft apartment. I would NEVER refer anyone here. Seemed like a Complete Bait and Switch. I emailed with this complex for a week seeing what they had available and if it was a good fit. It sounded amazing. The leasing agent told me the cost of a top floor apartment that was coming available and I was so excited because it was exactly what I was looking for! I made an appointment to see the apartment and sign the lease, however, when I arrived she begins filling out the paperwork and marks the rent up $100 more then what she told me in the emails. She then accuses me of misunderstanding her in the emails and the price she quoted me was for a Handicap accessible apartment which is no longer available. We then look at the emails and it is clearly stated that the top floor apartment was what she quoted for me, she never mentioned anything about a handicap apartment or the outrageous amount for rent. The manager was also completely rude and unhelpful. At least I didn't end up living there! more

WORST MANAGER EVER!!!! The manager Emma is rude and should not be in this business. I tell everyone I know to stay away from this place. When we moved out they tried to make us pay more than the rent was monthly for painting walls that had no issue. What they originally refer to as a Deposit is only a fee that you are paying to live there but they don't tell you that until you are moving. Once I had a scheduled apt for maintenance that they did not show up for to do an inspection to move out. The manager Emma came into my apartment unannounced and I was in no way dressed for company. You can't even get information to file a complaint...she claims she owns the place! more

Would Never Live here again 12/12/2011

There were good things and bad things about this place - we had a 3 bedroom apartment and they allowed pets. It was spacious enough for our needs within the apartment and the walk-in closets were nice. I agree with those that say the carpets are horrible though-they stain REALLY easily; I think they DO buy those on purpose so they have to be replaced after you move out (or at least charge you for new carpet anyway).... We lived here for two years and had to pay to $300 to replace the carpet. They also have exorbidant utility rates-you should only have pay for what you use. If you don't use the heat, you shouldn't have to pay $100 a month for it. They were always slow at getting repairs done unless they thought it was an emergency (which apparently, nothing ever was). We had someone shoot a golfball through our window, shattering it into a million pieces - it took them 3 DAYS to fix it (Not to mention all the tiny shards of glass still in the carpet in the master bedroom for months after that happened). When we gave them the notice that we were going to move out to buy a house, they had the nerve to ask us to move out a week early because someone else wanted our 3 bedroom apartment. We paid for the entire month, and unless they were willing to refund us for that last week in addition to giving us a full deposit back ($300 for the dog, $300 for the cat, and whatever security deposit we put down (I think we got in on a special one time $99 deposit), - which they weren't - so we were going to make them wait. We paid for it-there is no way they were going to profit off us (basically getting double rent in that overlapping period when they wanted us to move out so new people could move in and charge them the special "Pro-rated" rent). SO irritating! If I had to rent again, I wouldn't want to live in a megaplexed community again because of the bad experience I had here. Pros: null Cons: null more

Do not live!! 11/4/2011

Its horrible!! people around us make noise all night and the cop service they tell you about don't work they don't even show up or call the people. You cant even put your own stuff on are own patio without being finned, they only let you put the stuff they authorize out there!! Our first week in these apartments things started to break immediately . The sink broke, flooded, and destroyed all of our stuff that was under the sink and took the technician a week to get here to fix it. the bathroom sink broke as well, rusted all around it because they took so long to come over and its still got rust all around it and looks horrible when people come over. Our fire alarm was beeping and was broke the apartments said it wasn't labeled as an emergency so didn't come to fix it for 4 days (Good thing there wasn't a fire huh?). They say you have to keep all dogs on leashes but watch out for random dogs off there leash and for your dog to get attacked. Pros: null Cons: null more

perfect place for me 10/10/2010

We just moved in a few months ago. So far we have loved it. We moved from out of state and rented our apartment over the phone. I was a little nervous renting over the phone because I only rented based on photos I had seen on the interent. I must say that I called a dozen of places and I rented here because they offered such great service. They actually took time to talk to me and find out what I needed. I was delighted when I moved into my apartment! It was so cozy, close to everything and an incredible view. I would highly recommed this place. Also they have activities once a week and I have met new friends which has been nice! more

Great Place to live 9/17/2010

I have had a great experience here. The staff have all been super. We have enjoyed the many activites that take place here like the pool parties, dog training classes, and holiday activities. All of our requests have been handled professionally. We have used the playground equipment and have never noticed beehives. My neighbhors with whom we spend alot of time also enjoy living here. more

Great at first 7/6/2010

Was great at first when under different management. They forgot to give us our garage key and the code. Wasn't even working properly. I don't like to take my daughter to the playground because of the many beehives which i've complained about a year ago and still hasn't been taken care of. The apartment is built with cheap material even the carpet shows every little spill so by the time we move out they'll be able to bill you for whole new carpet. The utilities are ridiculous. Even when I don't use the heat or air I still get a 60 dollar bill not including water and electricity which would be over a hundred dollars. We cant be in our new place for a couple of days tried to talk to the owner to see if hell charge us a bit more just for 10 days. The only thing he could do for us was charge us 900 more than our regular rent for that month which wasn't even a full month. The owner has sent us many letters and notices for things I have not done when we call they have no idea why that happened or what was going on. The owner has no idea to manage this complex and always seems confused. The dog wash hasn't worked for over a year and its a ridiculous walk back and forth. Walking my dogs is always a hassle trying not to step in either poop or puddles because they water the grass way too much. My shoes always fill with water when standing on the lawn. The pools are Freezing! Everyone lounges around to get so hot that they'll be able to jump in even than it doesn't help. Parking is either at the front of the complex are all the way in the back. A few spots here n' there but you do have to fight for them. What I do love about this place is that it has spectacular views there are some horses out back that we like to watch. Its right by the freeway, shopping center, movie theaters & costco. And if your an owner of a ford oil changes are quick! BEWARE! 2/17/2009

Legends is a joke!! I currently live here and it is ridiculous. I am so excited for my lease to be up and to find somewhere else! I have been here for two years. They might look nice, but don't believe the fake act they put on! You'll never use the movie theater, the tanning bed doesn't even work and the facials are broke but they won't fix them, the swimming pools are ice cold but they claim they are "heated," there is dog mess everywhere and they wont take care of the problem, I am paying for everyone else to heat their houses NON STOP!! Each month the heating bill goes up! I never ever run my heat, but I am paying $100 for utilities every month!!! The carpet will have stains that will appear after one month of living there, so don't think it looks nice, it wont once the stains come back!! Everything is sooo cheaply built and the master closet is the smallest one! They never ever plow the roads, and it is always icy. I've slipped waay too many times! I've had to call into work, because they haven't plowed the roads until 10:00!! Even the dog wash is horrible, it's waay across the whole complex from the office, so no matter what apartment you live in, you have to go to the office to get the key, then up to building 18 to use the wash, then back to the office to return the key. When we moved in, we loved that they were open on Sundays, but that quickly changed! They even raised our rent to 1165 on the second lease, but at the same time, were having $900 specials! It is a joke. Pros: Umm...a lot of covered parking Cons: Paying for others heat, false hope, expenssive, dog mess, ICY ROADS, no snow removal, no requests met. more

Beware!!! 1/13/2009

If I had known it would be this hard to get out from under them I would have never moved in to begin with. They charges us over $2100 to break our lease. We then cleaned the place for three days and they still charged us over $1500 after we moved out for "damages". The place looked brand new. They will not fix things when you ask them too and alot of the complaints that we had to the office were ignored. more

I love living Legends at River Oaks. I moved in last April and they had their pool open already. I have never lived anywhere that does that! The maintenance staff is awesome. Always completing my service needs within 48 hours. Also in the last year they added a tanning bed and a dog wash; free for the residents. I refer all my friends to live at the Legends and they give me $200 for each one. Pros: Tons of parking! Cons: Floor plans a little small more

If you're looking for a lease where you're stuck in it no matter what unless you spend thousands of dollars to get out, where nothing gets fixed properly, where the walls are paper thin, and where you have to pay when your neighbors leave their heat on 24-7 because they don't have individual gas meters..then this is the place for you! Their maintenance doesn't know how to fix things right or on the first try, the staff is rude and not very friendly and when I tried to get out of my lease they said I would have to pay over $2,000 and give a 30 days notice, which is ridiculous! They let people just leave their dogs messes on the lawn, so you have to watch where you step. Do not live here! The appearance is deceiving, it's not worth all the crap you have to put up with! more
