Landmark At Grand Palms

I LOVE living here. Staff is so nice, Maintenance is always so quick, Pest control is included and its Florida so you should expect some kind of bugs. Covered parking is provided for residents. Washer and dryer in the unit. Screened patios. Best place Ive lived and I have pretty high expectations. Recommend 100% more

This place has nice apartments, a friendly office staff and beautiful landscaping, but there are too many dogs and poop, playground is horrible, pools are dirty most of the summer, cars drive way too fast, gazebo is always dirty with trash, beer bottles and cigarette butts, chairs and tables are broken and rusted. You have to clean the gazebo really well before having a party. They are always towing people's cars. It seem like they have someone watching from a window waiting for you or a guest to go inside and then they take your car...it's crazy. You pay high rent and then you have to pay a tow company another $175 to get you car back. Also, inside of these nice apartments you will find huge bugs crawling around constantly. You can kill one of them and the the next day here comes another one. It is a daily or weekly battle with ugly bugs! They come out of your sink drains, air vents and wherever else. No matter how much you clean, they still crawl out when you least expect it. And then there are the ants! Pest control does spray outside weekly, but you will still have bugs! So if you don't mind giant roaches, ants, dog poop, dirty pools with dead bugs and debris floating past you and your truck getting towed then this is the complex for you. more

This place is constantly busy during the summertime. I must say that most of the competitors around them are dumps or not what they said they were. I visited two places and both of them turned me down because of my income but Grand Palms excepted me. I first moved in I pretty much had to get rid of the cockroaches from the previous person who lived there. Make sure before you move in to have them spray for insects. Grand Palms is not the newest and upto date place but it's far by better from what I saw from the other renters. Ignore any complaints you see from other people who constantly complain about everything not being perfect chances are they have too much high expectation or were privileged. The true fact is not everything is going to be that way. Only thing that bugs me is. That their are people speeding in and out alot. You will occasionally hear people being rowdy. Other than that it's pretty quite. The residents are made up of people mostly between 18-35, good for younger people. Staff is made up entirely of attractive young women but sometimes their smile seems fake or maybe it's me. Needless to say there is a male presence there for all the maintenance work. HDTV in gym, Highspeed Internet and wireless internet is a plus. It is a bit pricey. I started at 650, After a year they jacked my rent up $40. I asked why but the couldn't give me a clear explanation. They also added a gate. But it pretty much defeats the purpose when people can tailgate you right on in. more

So let's be honest. I've not had any problem with this apt complex and I'll tell you everything I can. The gym is open 27/7 if you buy a keycard ($35) or else it's only open during office hours. But the gym is hot to work out in, about 50% of the equipment is broken, but they have TVs so you can change the channels while working out. The gym is a pretty good size as well. They have a hand sanitizer dispenser and paper towels to wipe off the machines with (at that point why not just buy a bottle of clorox wipes). They have free weights and yoga mats for use as well. The hot tub just never works. I think it is there for show so dont think they are ""working on it"" pretend it doesn't exist. The pool is nice, the car wash station is alright (takes quarters), Sara working up front knows everyones name and where their apt is (couldn't build a robot as good as she is). Yes rent and water are due at the 3rd of every month but that isn't a new policy it's been around at least as long as sept 2010. None of my friends have been towed nor have I ever seen a tow truck, and there is ample parking and lots of covered parking (which is really nice). We have a gate now, it's open from 7am -7pm, and they supply a keycard to open it after hours. They have a lot of lakes which is why there are some water bugs, but there is a pest control man their daily spraying the grounds and once in a while the insides of apts. (We live in FL near lakes what do you expect, buy some raid home defence worked for me). The paitos are a nice size and screened in so they are usable all year round even at night, plus you can keep grills on them. There's a washer and dryer in every unit that is not from the early 1900's. Lots of storage in the kitchen and there is an icemaker in the freezer. The tennis court is nice with a high fence around it. Lit at night for awhile. The ""dog park"" is really just a small fenced in piece of land (might want to go look at it for a better understanding) The steam room in the lady's room doesn't have a dial to turn it on... so yeah... Idk if it works or not... no idea about the mens room. The complex does hold events like dances and parties for the community, and there are little things everywhere that shows they are trying to make their apt complex stand out. I liked living there, all together with rent + water + electric = ~$850 for a one bed/one bath. Also the development has a traffic light to help you getting in and out in the morning with is very helpful, (though those gaither highschoolers run the red light a lot in the morning little punk a$$es) . So all in all if you can swing the rent, it's in a good location. Also no I dont work there... you're stupid if you think so more

So, Ive been here at Grand Palms for almost a year. I was so excited to finally have my own place but I must have picked the wrong complex. Let me start off by speaking of the ""waterbug"" dilemma. On 4 separate occasions I have found myself screaming and running out of a room because of the HUGE, FLYING water bugs in this place. I for one keep my apt very clean at all times as I am a neat freak so I don't understand why all the filthy bugs? Second of, when I moved in they gave me a handbook advising of when the rent needed to be payed etc... the book says that the latest that the rent can be paid is on the 5th of every month, due to my pay schedule at work , I get paid on the 5th and on the 20th, their grace period worked perfectly for me. I've always paid rent on the 5th. Last month I go to turn in my money order on the 4Th and the next day I come home to find a RED PAPER on my door. IT advised that i will be getting charged an additional 100$ for paying the rent late...Im thinking ""this is a mistake, I'll call them in the morning"" (bc that is your only option since they close so early in the day, they must forget that people work too). When I call them the lady tells me ""Oh yes, its a late fee because you paid your rent on the 4th and the new rules state that it has to be paid by the 3rd"" ARE YOU KIDDING ME?? My handbook that I signed states the 5th, so they can just change the dates whenever they want? They can send notifications for EVERYTHING else but they wont send a notification of this? Another thing, the trash disposal situation. They dont have a valet trash service and the only dumpster on the complex is by the entrance, which is a loooooong walk from where Im at. So i have to mount the trash onto my car every morning to take it to the dumpsters. Not good when Im dressed up in a suit and heels for work. At times I would set the trash in front of my door overnight so that I wouldnt forget to take it out in the morning and on one occasion I got served with yet another RED PAPER on my door advising that I would be charged 45$ for leaving it there. And lastly, this is the doozie. My friend comes over last night to drop something off and she parks in a regular parking spot ( not covered) to her surprise in a matter of 30 minutes a tow truck company had come and towed her car.When I called the ""on-call"" person they said that that wasnt their problem and we literally had to stalk the front gate in hopes that the tow truck would come back in. Once we saw the tow truck he told us that the car was removed because it was under covered parking, which it was definitely not. The tow truck driver was rude and threatened to mace my friend and I because we got upset that he wouldn't tell us where she can get her car. What kind of company does Landmark at grand Palms hire that can treat their customers like this? Like i said, I can go on and on and on. I CAN NOT wait until my lease is UP! more

I just moved out and lived here for 3 years. I just finished venting a very poor review for the place I just moved into so I figured I would write another one since I am missing my home at Grand Palms and wish I had not moved out. I miss my neighbors since we became like family hanging out poolside on Sundays. I liked my apartment and the changes they made even after I moved in. The price was good and I felt safe. It was a great 3 years. If they had 3 bedrooms I would still be there. I will be visiting soon so keep my pool chair reserved! more

Please do nor rent from these people I've lived her for 3 years. they went up on the rent because they ONLY remodeled the OUTSIDE they did nothin on the inside NOTHIN !!!!and i don't think it's fair!! only one nice staff member (christy) beautiful spirit ...the onther one is boozie!! they break into your cars here nosy neighbors beleive me for what they charge it's not worth it!!! more

I live here at 3 palms and we have had 2 separate mold issues, prblems with the property manager degrading us, 10 months of construction on a fitness center, health issues from the mold, 3 months to get a screened fixed, 3 months to get screens on windows, and the list continues they say they are remodeled, but we have pictures here to prove other wise which is false advertisement. Cons: mold issues, terrible leasing staff, and maintence, lies and more lies. more
