Tenant Screening- we verify income,credit history and rental history. Screening of applicants and selection of tenants are based on industry standards and applicable laws.
Tenant Placement- Once approved,we meet the new tenant for contract execution,coordination of keys,utilities,etc. And answer all questions for a smooth placement. All forms are state of the art contracts prepared by the California association of realtors.

Rent Collection- we maintain an aggressive rent collection policy

Property Maintenance- We respond to all maintenance requests in a prompt and timely manner. We maintain a list of contractors who are licensed and insured (liability and workman?s compensation) we currently manage approximately 300 units and have a buying power that benefits our clients by ensuring quality work at competitive prices with reasonable response time.
Accounting- Our accounting staff has over 30 years of experience. We provide a monthly/annual reporting of all income/expenses. We prepare all 1099 information needed for your income tax professional

Legal Services- Homes Management has a 15+ year relationship with a law firm that specializes in landlord/tenant law

Schedule of Fees- On-going management - 10% of collected rents
One-time placement - typically 50% of 1st month?s rent

Real Estate Sales- Homes Management is an established full service real estate sales office. We specialize in IRS 1031 exchange of investment properties. This program enables an investor to trade properties and defer capital gain taxes to a later date.
Mortgage Loans- We have an established relationship with numerous lending groups to help you with all your lending needs
