Mr. Briggs doesnt care about the customers only the money. That Midget of a business man properties are often in bad condition even though they have a maintenance crew. Will rush you to rent a property stating that there are other people who want it. The midget will promise you the property then when you go sign the lease, He says its sold. Glad I didnt rent from such a ruthless midget. more

My experience with them has been mixed. The former resident manager was a horror...she is gone!!! The new people are nice. Mr. Briggs is a caring person. There are times when you have to push to get action. They have three contractors that are wonderful...they come when they say they are and they fix the problem. All in all it hasn't been a bad experience. I feel pretty safe where I am and the place was fixed to my liking. It is all in who you deal with. more

The WORST rental experience I have had in 14 years! 5/15/2012

As I write this, it is 2:30 AM on a Tuesday night. I am awake because it is 84 degrees in my home and my little boy is crying in his bedroom because, for the 13th night in a row, it is too hot for him to sleep. Briggs Realty was notified 13 days ago that our AC unit was broken and it was imperative it be fixed since the forecast showed hot days ahead. When their maintenance guy finally came, he had no idea what he was doing, said he'd come back the following week since he couldn't get the needed part. Nobody ever showed up and I had to repeatedly call them to get any response.. Which brings me to the most mind blowing part of this whole experience with these incompetent, angry slum lords. The woman there actually began chastising me and saying things like ""you did not make yourself available for maintenance"" and ""what reality are you living in?""... What?? Completely inappropriate to my simple and polite request that someone please come fix the AC since it had been over a week since I could even lay in bed without drenching the sheets in sweat. You can tell by her abrasive and seemingly insane responses to everything that she is used to berating tenants with a few choice lines, regardless of their relevance to the current circumstances; just assaults people into submission and spouts off lies and nonsense to make it seem as though YOU are somehow at fault. Just bizarre . I pay $1,750 a month for a home with central air, yet I am verbally assaulted when I ask that they fix my AC when it is unbearably hot for nearly 2 weeks? As if that weren't enough, my washer flooded and ruined over a thousand dollars worth of items , covering everything is sludge and mold. The washer was unusable. That was 6 WEEKS AGO and they just replaced it TODAY!!!! After threatening a lawsuit, I was told they would bring over a brand new washer. It arrived today and I can honestly say I kind of thought they were joking. Then I remembered that a sense of humor is strictly forbidden at this nightmare of a company and realized that they were seriously installing a washer that was covered in yard sale stickers and had dirt and paint all over the inside and outside! Brand new washer?? To top it off, the maintenece guy who installed it brought his buddy who aggressively insisted that I destroy all of my ""idols"" , including various Buddha figures I collected in my travels, along with anything that may be offensive to God. I'm not talking a gentle nudge in a ""holy direction"", I mean almost 2 hours of me being terrified by rants of Satan entering my house through my ""false idols"". He kept saying he wanted to take all of my decor out my house so he could dispose of the devil's devices... Lest anyone think I'm exaggerating, I have recordings and will gladly post them if anyone has suggestions as to an appropriate forum. The sad thing is, he was actually the nicest, most rational person I have ever dealt with from this company. I cannot emphasize enough how incredibly horrific and stressful renting from them has been. In addition to all the time I've spent calling and waiting for maintenance, I haven't had use of the home I'm paying for. And now it's looking like a lawsuit is imminent. I urge you to NOT rent from these people!!!! I wouldn't lease property from this company if it was free. I'm serious. Now excuse me, I need to go cool off by putting my head in the fridge... if its working. more

My roommate and I lived here for one year--from 2009-2010. In that time, we had a number of issues. It was nearly impoosible to get a response from the property manager and the people in the office were often rude. more

Charles, the guy who shows the apartments and handles the initial leases or w/e is slow to respond, always tardy to meet ups, and kind of really bad. But if you do get a hold of him, he's actually kind of reasonable. Maitence for me has always been pretty good. They're kind of unorganized, but if you're nice, they're super nice (or at least the ones i've run into) Upon moving in, there were soo many problems with the bathroom, kitchen, closets..makes me wonder if they even cleaned or fixed it up for new tenants. they probably just painted the walls a bit and called it a day. VERY SLACK JOB. Constantly had to get things fixed the first few weeks. Internet is super slow. Decent place though if you're really patient. Very close to campus, its like you aren't even off campus. But there are better deals out there. Pros: convenient location more

AWFUL company! 4/25/2010

I rented an apartment near the VCU campus and was disappointed in how they treated their tenants. The maintenance guys were rude and the landlord was flakey. He never returned phone calls EVER! They always found extra money to charge us and always said we didn't pay the full bill. Also, we had signed our lease and paid the deposit and we couldn't move in to the apartment because the previous tenant refused to leave. They had to move us to a new property, promising to dock $50 off our monthly rent, but then denied the reduction a month later! Also, my windows in my room don't open and the thermostats have locked temperatures. Awful apartments to live in (Pine Court) and awful business people. Pros: Nothing Cons: Everything more


Nothing but a bad experience. They never fixed anything they were supposed to, and kept charging us miscellaneous charges they had forgotten we had paid. Pros: The rent was cheap, but not worth the headaches Cons: Fixed everything extremely slowly, lied on many occations more

Lookin out for their own good, not yours 5/19/2008

I live in an apartment property managemed by Henry Briggs & assoc., and it's just been one headache after another with them. The biggest flub ups on their part came when we signed the lease and then found a previous tenant who they said refused to leave. what? My apartmentmate and I had already signed our lease, layed down our security deposit, and the month's prorated rent... and the previous tenant had payed her month's rent too. so um... they're profiting off the situation. They were completely aware of what was happening becuase they were th eones who alerted us. And the office is hard as hell to reach. Not to mention, they never cleaned the place for us to move into... We had to do it ourselves. Luckily there was no structural damage. Pros: none that stick out Cons: haha. read above. more

Even if you fall in love with the place, don't rent from them. 4/28/2008

SAVE YOUR SANITY AND DON'T RENT FROM THEM. We made it point to rent from a realty firm to avoid these 'slumlord' issues. Missed appointments w/ no call, LATE for appointments w/ no call, calls not returned for days, broken items taking FOREVER to be fixed (or not being fixed), the list goes on... If you want to be treated professionally & fairly, these are not the people to rent from. We turned the property back over to them in better condition than they gave it to us in (even though X,Y, and Z were to be done prior to us moving in). Pros: uh, we had somewhat of a roof over our head. Cons: too many for this field.... more

My worst experience with any property manager 3/19/2006

Henry Briggs managed a property we rented. They were slow on maintenance requests and unkind to us on the phone. One broken window in the basement never got fixed in the 15 months we lived there. The owner eventually switched to a new management company. They did get us a new stove quickly when the old one broke - that's the only good thing I remember. more
