This is not a fancy place, so if you are looking for a lavishly-decorated B&B with full gourmet breakfast, this is not for you. But if you are looking for a clean, comfortable place that does not cost an arm and a leg, you should give this place a try. The owner is gracious and knowledgeable about SF. The breakfast is simple (croissants, OJ, preserves, fruit, coffee), but the coffee is very good. It is very close to Alamo Square and has easy access to downtown.
Pros: Inexpensive, Clean, Okay parking
Cons: No frills
