As a first time 'landlord' renting out our single family home, we went with a 'well-known' company company figuring they could guide us through unfamiliar territory. It was a nightmare (their property management fee was 8% of rent price, and then there were extra fees for EVERYTHING else...I often joked that the 8% we were paying them only covered them figuring out what 8% of the rent comes out to, because there was nothing else covered by that fee; an example: 10% fee to arrange any work on the property, even though they would not actually go there and babysit the work if the tenant could not be home, it was literally 10% just to arrange repair work!).
BUT, if I hadn't had that awful experience, I might not have known how wonderful D&M is (especially Sandra)! Their property management agreement is very transparent and not full of hidden charges and sneaky clauses. Sandra is super-responsive and I finally feel like my property manager has my interests in mind when she gives advice. Better yet, my tenant seems to like her as well. She arranges qualified maintenance workers to bid and fix things in a timely manner, with good communication and a reasonable prices for subcontractors (and no 10% fee to 'arrange' it either). D&M finally allows me to get back to my other life instead of having to manage my property manager, as was the case with the previous company I used. D&M's property management fees are extremely reasonable and that's it...no fees for arranging maintenance work, no fees to send out 1099s, etc., no fees period. I know exactly what I'm getting and Sandra handles it all quickly and efficiently.
Can't say enough nice thing about my experience so far.
