I too live in a condo which Ms. Wolf manages and am actually several buildings down from what happened. One of the residents told me about putting a review on this site so I decided to do the same. more

I was sad to see theses reviews b/c the staff at CWM has always been courteous and helpful. We have been in a property they manage for 5 years now and their staff is the reason. more

Not a wise choice 1/8/2009

My experience with this company was very frustrating. Many of my neighbors and I are so happy our HOA is no longer managed by CWM. Our HOA had a substantial increase in expenses during our contract with CWM while the appearance of our homes declined. When owners started asking why we were having financial issues, phone calls and emails to their office were very often not returned. Administratively, the business seemed unorganized and many were not happy with their oversite of projects. Despite efforts by our HOA members to keep the dealings professional, they were very difficult and unreasonable to deal with in the end. The excuses for not providing service became more frequent and contridictory that is seemed prudent to not rely on any of the information provided by the company. There is much apathy in HOAs and so many Board Memebers are over their heads with the responsibility and under the judgement of neighbors that criticize their efforts. Unfortunately, companies like CWM can benefit from this environment while adding to the confusion that extends their unproductive contracts. If you are looking for a manager for your HOA, check references carefully - and not just the one's provided by the company - search out as many properties as possible that they manage and drive to the neighborhoods and ask the owners in their yards and walking their dogs. Moving the accounts and getting set up with another company is very time consuming and costly for the Board of Directors and members - the leg-work to find the RIGHT company is worth the effort and relief. I have also had a bad experience with Carol Wolf management and would not recommend them to anyone who has a choice in property management companies. If I had known how bad of a management company they were before I bought my condo, it would have definitely made a difference in my buying decision. They are completely non-responsive, they do not answer residents concerns and show a very general lack of professionalism, respect and integrity. I have complained about certain issues for two years now with absolutely no response from the management company. These issues affect the safety of myself and my property, and the management shows absolutely no concern. I am very displeased with Carol Wolf. more

I have had nothing but good experiences with this management company. As for the grass mowing, they do it every 2 weeks where I live. I've heard him try to get in to some of the back yards to mow, but some people leave their dogs outside, and he can't do the yard with dogs in the yard. Do you have a dog ?My place was in really bad shape when they took over, but the new owners with the management company are doing all they can. Maybe your deposit was higher because as you said your credit wasn't good. You should be happy you got in. Did you think it would be quiet when your back fence is next to an apartment complex.Surely you saw that when you looked at the property. The neighbors are all so nice. The management company has made all repairs I've asked quickly. They may not answer my call immediately, but they return my call by the end of the next day. Pros: Friendly, helpful staff Cons: Need to leave messages more

Well sweetpea, maybe you don't have the problems that the rest of us have because you don't live in the same units as we do. If you read closely, I did not say that my credit was bad.. I SAID, they told me that the DON'T check anyones credit. My credit is perfect. From what I have seen on many other review sites, you are the ONLY happy one around here, and that's great for you, as for the rest of us, it isn't. The better business b. was contacted by one user, and 2 lawyers have been contacted by another. As for the lawn man, he can get in my yard anytime. I don't have dogs. For the apartment complex behind me, no one else but these certain people are loud, but that's been taken care of. Yes, I do expect people to be quiet as a matter of fact. I expect all humans that have any type of respect for others around to be quiet.. ESPECIALLY at 4a.m. in the morning. As I said before, it's just wonderful that you are having no troubles, but the rest of us who are have a right to complain, and a right to have it fixed. God Bless, I wont be back to see what else you have to say. I don't really feel like getting into it with some child that has no clue what they are talking about. Don't waste your breathe. more

This can be a good company if they ivestigate the neighborhoods before they sell or lease homes. They have a couple of residents that are in very bad neighborhoods. There is breaking entering , the police is constanlty arresting someone and there is other unmentionable criminal activity . These are all being commited by young adults that reside in the nieghborhoods. Staying in these neighborhoods is very stressful especially if you have teenagers. You can never reach the company by phone. Overall the company peolpe are very nice when you are able to actually speak to one of them. They are easy to deal with, when you are signing new paperwork. We are currently leasing from this company and anything that they have said they'd do has not been followed through with. They only care about collecting money. Impossible to reach on the phone - and when someone does pick up no one with any significance is available - you have to leave a message which is never returned! more
