Landlord leaves home maintenance up to tenant then bills you for maintenance when you move out. Don't trim the bushes, sculpt them! 9/16/2008

We had severe rodent problems in the Harris Property that we rented due to openings in the attic space and space near the A/C pipes that entered the home. We used various methods to deter and terminate them ourselves and informed property management of the problem. We asked that the home be animal proofed so as to keep the rodents from returning. Management did nothing and the rodent problem continued through the rest of our stay. We'd hear them running between the floors, up the walls, and chewing in the corners. When we finally moved out, the smell of feces and urine was strong in certain parts of the home if the doors were left closed too long. We also had numerous problems when we terminated our lease. The 2nd time our landlord noticed months after the fact that our lease had expired, he attempted to collect a 20% increase ($300) per month for several back months of rent and to permanently raise our rent to the new rate if we did not sign a new lease. We gave our notice, bought a home, and moved out as soon as we were able. We gave over 6 weeks notice that we were moving. In that time, we offered to return the paint colors of 2 rooms to their original colors. Prospecitive tenants liked the colors we'd used and so we were asked not to repaint the rooms, then we were asked to paint them, then not, then we moved out, then they changed their minds again and we were told to repaint the rooms immediately or have the cost of hiring someone to paint them deducted from our $1000 security deposit. By this time, we had already offered to paint the rooms at least twice and we had purchased the paint to do so. In the end, the landlord deducted the cost of touchup painting from our deposit along with a percentage of the landscaping ( apparently we didn't maintain "sculpted" bushes, we only trimmed them periodically), a percentage of carpet shampooing, a percentage of wall repairs (don't hang pictures or mirrors of any kind) /touch up painting, housecleaning, etc. Pros: Location, flloorplan Cons: Unresponsive management, poorly maintained, poor communication between office staff and upper management more
