These are converted from apartments to condos. It still feels like an apartment complex. Their are many people who do not live there using the pool and tennis courts because there is no security. The condo board is disjointed and very unproductive. more

Apartments/condos are okay, if a bit old looking inside. These are condos but many are rented so it feels like an apartment complex. Rent is comparable to nearby apartments but includes basic cable and internet. If you want peace and quiet, don't rent by the pools, as despite the rules saying no using the pool after dark, people use it at all hours including 2 a.m. That would be okay if these people weren't so loud. Management started locking the pools a few years ago after vandalism and they need to start doing it again. I guess vandalism is more important to the HOA than people being disturbed by the late night partying. Even after numerous complaints, nothing is done about this. Other rules are also not enforced as some tenants have bicycles, couches, etc. on their lanais. I considered buying a unit in here until I started walking around and noticed the crumbling stairs, uneven sidewalks which are a safety hazard, and the deteriorating of some of the buildings. Maintenance is lax and the breezeways are dirty and need painting or something done to them. Some of the residents just throw their junk mail on the ground. I suggested putting a garbage can in the mail area but my suggestion has fallen on deaf ears. The garbage bins and recycling are filled to overflowing by the morning of pickup. Don't know what can be done about this other than adding more pickups and more recycling bins. Now for a few positives: the units are a decent size, not huge, but liveable and there is a good amount of storage. Neighbors are nice and friendly but not nosy. If you decide to rent, keep in mind that some units are nicer than others, depending on what the owners have done. For instance, some units have cheap carpet while others have tile or wood floors. Same goes for the kitchen & bathrooms, in my unit they are old and tacky looking while some have been updated with granite and stainless steel. Don't settle for the first unit you see because there are usually many available for rent. Parking is not good. more

Outdated from the popcorn ceilings to the truly low end cabinets & countertops. It's hard to believe the condos/rentals are only 23 years old. The sliders being opened or closed reverberate in the whole building. People do not pick up after their dogs. However if you're not by the pool or tennis court it is quiet, safe and the grounds are attractive, if not the fanciest. The pools are not heated which might be great for the snowbirds, not so great for Floridians who are used to warm water. Price is good and includes cable & internet. Some have garages for extra money. All in all, better than most apartment complexes I've been in. Will probably stay for another year, just look for an owner who is renting a nicer unit. more

The problem with renting in here is you have to deal with 2nd and 3rd parties to get anything fixed. The condo I live in is very outdated with the cheapest countertops & cabinets available in both the kitchen & bathroom. Also the carpet is very low end and it seems everyone's sliding glass doors need new rollers. Everytime anyone in the building I'm in open or close their doors it sounds like it is in the room with you. Other than that you don't hear much noise from the neighbors like you do in most apartments. I know if you want to buy and finance a condo, it has to have a certain percentage of owner occupied units. I only know of a few people in my section that actually own. The maintenance man that we had seems to have disappeared leaving the breezeways messy and lightbulbs not replaced, even at the bottom of the stairs. However, you can't beat the location and I feel pretty safe here for the most part. If I owned, instead of rented I would definitely do some updating but most of the owners purchased these units for investment so they do not do much about updating or putting in quality appliances. My washer & dryers is probably the least expensive available, my refrigerator makes groaning noises and the dishwasher doesn't clean properly. These are things that I would replace immediately if I bought one of these units. The grounds are nice, the parking situation is so-so and there are 2 pools and 2 work-out rooms. The landscaping is nice and the lanai is a decent size for a 600 sq. ft. place. Basic cable & internet are included in here. Storage for a small place is excellent. In the one bedroom unit there is a walk-in and a large storage closet in the hallway. For the price you can't beat renting in here. Nearby apartments charge more and don't include any utilities. So I would have to give it a thumbs up. Compared to some apartments I have lived in, this is very nice. I would consider buying in here. more
