The food there is good as well. If you know where the QFC and movie theater are in Kirkland they are in the same grouping of businesses but in a stand-alone building.

I worked with this firm for over a year on a duplex I own and finally called it quits this month (July 2006). CPM had a pretty easy job with me in terms of taking over a duplex that was fully occupied. I paid my monthly fees to them (10% of rents) and I have to say I don't think I ever got my money out of what I paid over the course of the year. When I would request a small price increase ($5 per month) for each tenant my requests were met with disapproval and they never happened.
Do I feel like I'm in a position to judge? Yes, I am a real estate agent in Seattle that frequently sells multi-family property to my clients. One of the reasons people use property managers is to get service.
When asked what the local vacancy rates were running CPM couldn't answer. And these are people that work in rental property on a daily basis.

I've been working with Tamara Simon for a few years now and I believe she is one of the absolute best in the business in the Seattle area. Her background and experience in property management have helped many a property owner from pulling their hair out about problem tenants. Actually, what's even better than that is she is really good at screening so there are fewer problems to deal with if you use her services.
Besides being the education chair at the Rental Housing Association and teaching classes for them she does some additional classes for free that are sponsored by my real estate team: http://www.teamreba.com/events.htm for a coming schedule of speaking events.

We recently had dinner here and sat at the sushi bar. While we like the name and the place I still think things could have a better flow at Flo. The sushi was good and so was the service but I wasn't really wow'ed by much until we had the Firecracker Roll. This made Michael's head sweat. It's a roll with a lot of punch so don't order it if you're sensitive to chili heat.
Don't get me wrong, I like Flo but it could be a little better. The fish was fine but it didn't evoke the response I have to Rain's sashimi with it's incredible fresh flavor and feel in the mouth. Flo's interior is nice but there is so much open space when you first walk in that I don't see the point of it and it's a bit antiseptic. Hordes of people aren't waiting at the door but perhaps that is the minimalist decor coming through and I missed it until pondering it for this review.
Without having a full bar there is still a nice choice of adult beverages because of the sake-tinis. We'll come again since there aren't too many upper scale sushi places in Bellevue.

We went to happy hour at Market Street Grill on Monday July 17th and checked out the latest seasonal fare. Besides the lovely new rose' on the wine by the glass list ($4.50 at happy hour) we sampled the happy hour seasonal salad ($4.00 each) made with butter lettuce, and a beef carpaccio ($7.00). I thought the carpaccio was so good and I wanted more that I ordered another one for my dinner. Michael decided to order the rainbow trout entree ($18.00) with peas and pea shoots along with a potato puree. It was a wonderful dish (I sampled). Overall a great summer meal.

My partner, Michael, and I finally got a chance to go by Hi-Life and we were pleasantly surprised with the transformation of the former firehouse turned band venue now turned restaurant. We'd mistakenly thought when we heard about the pizza being served here that the food would be more Americana style. Weren't we surprised when we finally dined there and learned that there is a strong French influence or at least in terms of the menu layout, names, and some of the food presentations.
Michael started his meal with the Ceasar Salad ($6.25) which was sizeable, flavorful, and it met Michael's high Ceasar standards. He followed it up with a spicy sausage pizza ($9.75). It was definitely spicy!! I had just a sliver of it and it definitely got the tongue sizzling. For my meal I ordered the daily special ($18.50), a grilled salmon with a eggplant puree and a red bell pepper sauce. The salmon was nicely grilled (a big piece too) and the portions were big enough that I split the plate in half right away and took the extra home for a full meal the next day. Michael went home with 3 pieces of pizza left over.
I was happy to see that there were lots of options for any kind of palate. Several veggie dishes, family style dinner options, single entrees, and family friendly but with a good sized bar area too. Overall, great interior space and layout.
Beverages besides water for our dinner consisted of Maritime brew ($4.00 pint) and a Pomegranite martini cocktail ($7.25). Many options on the bar menu made it tough for me to decide what to order but it was nice to see some interesting options besides the standard fare. The service was very good (it wasn't too busy at 9:30pm on a Wed) - we had Rebecca as our waitstaff - and overall we decided it was a good experience and we'd be back, much sooner than it took for us to go the first time. We hear from good friends that the happy hour is great here and our server, Rebecca, told us that the breakfast is good as well. We'll have to go back to check it out....we'll update JB if we do.

I can't believe that I've lived in the Ballard area for so long and had no idea this place existed. Of course, it took my partner, Michael, to be the one to introduce me to it. This is the man that eats chili at home like there's no tomorrow and thinks tuna added to canned chili is the most wonderful gastronomical combination that you wouldn't realize he's an accomplished cook that puts me to shame in the kitchen.
But, beyond that... we strolled into Mike's Chili Parlor tonight and partook of a few dishes: 1) a bowl of chili, 2) a chili dog, and 3) fries. We also had Manny's Pale Ale and a Black Butte Porter as beverages. Overall it was a fine meal and we left satisfied. Michael had pounded down his whole bowl o' chili and I was amazed he didn't order the optional "big ass bowl of chili" for $8.50 that was highlighted on a yellow construction paper sign at the bar. I've a feeling that if he had gone for it I would have regretted it for the next day or so.
I was pleased at the variety of beers on the menu as there were standard domestics and microbrews. However, the only green vegetable in the whole place is the jalapenos' so don't be looking for anything healthy in this place. Prices seem fair and reasonable and throughout the evening Michael and I were thinking of all of the friends that we know that would enjoy a place like this one. While we were there (dinner time) we saw long time regulars and newer Ballard-ites. A co-ed soccer team was also there taking advantage of the long middle bar stool seating area while smaller parties were at booths and some of the small stand alone tables.
For those that give the area Mike's sits in a thumbs down it must be realized that the large block area behind Mike's is still waiting for that little old Ballard lady to die off so the land developer can get ahold of her house. She's been written up in the local papers for her stand to stay in her home and I say "more power to her." Gentrification can always come later although I'm sure the developer is gnashing his teeth. What's cool in Mike's place is that you can see history through the photos that hang on the wall - this business has been in place since roughly 1915. That's a heck of a feat with a small, family owned business nowadays. Kudos to this Greek family for doing it as well as to their ability to keep that chili recipe a secret for so long. I give them a rating of great because for what they offer and purport to be they do an excellent job of providing exactly what they advertise. No frills and no attitude other than a cheeky one.
