This gas station in the Ladera Shopper is family owned & managed, and my interactions with the family has always been good. They keep a neat-and-tidy place, which means they fit well in Ladera (they even have flower boxes around all the gas pumps). Another key intangible -- a few years ago, they agreed to minimize their advertising signage along Alpine Road, to keep in the character of the area.
