As a mortgage banker, I worked with practically every real estate company in town. Most are good, some are not. I like Coldwell Banker on 188th as all their agents are well trained, well informed on the market and are just a fun group. If you are thinking of buying a house or selling, this office is one of the best.

I really appreciated that Trevor gave the same service as an agent who charges 6% but only charged me 4%. I saved money but still got the expertise I needed.

My recommendation: Leon Woffenden at Lake Realty. When we were looking for a house, I talked to several realtors. We told them what we wanted to spend, and they proceeded to show us homes priced above what we wanted to spend; they implied that we could never find a decent home for the (not insubstantial) amount we were willing to spend.
Unlike all the other realtors, Leon listened us and took a totally can-do attitude about finding us the home we wanted. We looked at great places, he offered great insights into the market, and we found a home that was perfect for us. I strongly recommend Leon!

I bought house in Ballard a little over a year ago. My Real Estate Agent (George Lamson from John L Scott) showed me all over Seattle until I found the perfect place. I wasn't even considering Ballard, but he had found a place that was in my price range and that was brand new. I loved it. It was a perfect place and I was happy to learn that the properties in Ballard are quickly going up in price. I purchased by my place for $375K and now it's worth $450K. I'm happy. Thank you George!

Honestly - the BEST there is! Knowledgeable, experienced, personable....He knows VALUE, knows neighborhoods and knows how to use your money to get the most out of it. He doesn't waste your money on newspaper ads that no one reads! And if you're buying - well, get ready to be amazed. He knows everything and is patient and NOT pushy. He's the best!

I was on the hunt for a new place. The guy who helped us was a guy named Scott Wilme. It ends up that this guy is my boyfriend's landlord. So we go to him and he offers us this great townhouse in Redmond. We go to check it out and it is everything we have ever wanted. and more. It has a washer/dryer in the place, a fireplace and an extra bedroom. I really had a good experience with scott and he is a very fair man. I would recommend him to any of my friends.

HourlyAgents will let you buy or sell a home using a low flat agent fee plus an additional hourly rate, up to a cap of the standard 3% commission. Anything you don't use, you get refunded at closing. Yes ... this agent will refund any part of his 3% commission that he doesn't actually earn, which in most real estate transactions, is a whole lot.
This "hourly agents" model worked so well for us. We used Redfin, Windermere, and other online sources to shop, went to a bunch of open houses, bid on two, and closed on a dreamy house in Sunset Hill, at considerably less than asking price. And we got $11,000 back from Rob! Unbelievable.
Rob was readily available for "ohmigod-we-have-to-see-this-house-now" showings, and his expertise in home remodeling and inspection issues really served us well. On one house that we loved he found major foundation problems that we hadn't noticed. In this crazy multiple-offers market where you're tempted to waive inspection, this was really helpful.
As first-time home-buyers, we were a bit nervous doing things this way - we weren't sure how much "hand-holding" and agent input we needed. The fact is, all the information that agents used to have exclusive access to is freely available online - MLS listings, tax assessments, prior sales history, and comparable recent sales in the neighborhood. Rob provided great advice along the way, but honestly, you really can do most of this yourself! If you're here, you're probably doing it already ...
We can't imagine doing it the old way. If you like to find or sell your own houses, and wouldn't mind getting most of the 3% agent commission back at closing, give Rob a call.
