Excellent real estate group run by Edward Krigsman, ex John L Scott agent. Edward and co. are smart, conscientious, professional brokers who know the Seattle market well.
I always describe Edward to people as being "as smart as you are." We have bought twice and sold once with Edward and would recommend him without reservation.

When we bought our first house in Seattle, we used the first agent we found. She was incredibly inept, couldn't use a computer, showed us every property even if it obviously didn't fit our needs, had to fill out every form three times before getting it correct, and even had us sign all the way through the wrong papers at signing - so we had to do it twice! After this nightmare, we finally got a house, mostly due to our own effort and pains. We swore to never use a crappy agent again.
Four years later we are selling our house and moving to something a little bigger. Luckily Brent found us. We were immediately impressed by his organization and professionalism. His office had tons of information packets for us with all the things we needed to think about and process to sell our house and find a new one.
Brent's process took in lots of info from us and then he helped us scour the hundreds of listings for ones that would be just right for us. He was extremely helpful with gauging pricing and individual factors within each home. During the inspection, he helped the inspector check outlets and find features of the house to help speed the process, and scheduled a sewer video scoping to help us best evaluate the property.
Last week we found our dream house and this week our house goes on the market. It's amazing how pain-free and enlightening the process has been this time around with a good agent.
Choose your agent wisely, it'll be an extremely painful two months of your life if you don't use a good one. ;-)

When I started looking for a house, I had a bit of an odd schedule. Specifically, I had about 1 week to win a bid on a house and start the month-long closing process, or instead renew my lease. Nit and his partner Andy Chapman helped me out tremendously. For a full week, we must have looked at an average of 12 houses a night, and that was the short list they filtered down for me! If that's not hard work for somebody looking for an entry level house, I don't know what is. When I found my future house, they expertly turned a bidding war into me getting the place for asking price.

Mary Louis gave us a successful and trouble free first-time homebuying experience in this crazy-hot market of Seattle. She is the agent advice columnists are always telling you to find, the one who knows what you will need better than you do yourself. Two years after buying our home, we still feel we chose the right agent, and that she helped us choose the right home.
A former public defender, Mary is a great negotiator and knows her stuff when it comes to the weird little things that happen as a deal is solidifying. We have recommended her to friends who have also had a wonderful experience with her.

Recently my wife and I decided to purchase a home in Seattle and because we were new to buying real estate, decided to use an agent. Hiep at Portico Properties was an excellent agent. He never forced us to look at properties that were out of our price range or that didn't meet our preferences. When we finally settled on a house he was very helpful in making the offer and setting expectations. I will use Portico next time I buy a house.

If you are looking to sell your house or buy a new house, I strongly recommend Eileen Rumph out of the Sand Point Windemere Office. We interviewed lots of realtors when buying our last house, and she was far and above the best.
Her attention to detail, availability, knowledge of our market and sensitivity to our price/appearance desires was great. It only took us one week to find the house we love at a price we could afford.
In addition to being smart, savvy, well-connected and a hard worker -- Eileen was also really nice and fun.

OK, OK, she's my mom. But she's also a truly excellent residential real estate agent - with 30 years' experience in the Seattle market. Her style is of the old school - before real estate became a hot way for young hustlers to make a buck. She cares about people, she loves houses, and she loves to play matchmaker between the two. She's also a super-tough negotiator on her client's behalf, so don't take her gracious demeanor for weakness. The only reason I didn't give her a 10 is that she makes regular trips out of town to see her grandchildren - so she's not always on call (just most of the time). Don't take my word for it - give her a call and ask her advice on the Seattle market.

With Peggy's help, we found and purchased our home near Greenlake in less than one week. Although she lists houses for sale, I belive her real skill is finding exactly what you want, and although she covers the Seattle are, I think she is best finding homes north of the Ship Canal (such areas as Wallingford, Fremont, Ballard, University District, Greenlake, Greenwood, Maple Leaf, Shoreline, etc.). We have referred her to a half dozen or so friends, all of whom have been very satisfied with her services and have found their dream homes within two weeks. Peggy takes clients by referral only, so please feel free to use my name.
