Renter beware 8/5/2019

If i could give 0 stars i would. We are current tenants and this company and Lisa Dankers are a nightmare! Our unit has flooded so many times i cant count and they do nothing about it except send some guy out every 8 months or so to snake the drain. the most recent incident, our unit flooded from the upstairs home through the ceiling and flooded the hallway, the ceiling and the walls and the only thing that was done is a carpet guy came in and put one blower on the floor for the wet carpet. There was so much water it took almost a week to dry. The home reeks of mold despite my efforts to bleach every surface in the house. Then early yesterday morning after returning from a 2 day vacation we come home to a bathroom flood. The pipes burst under the sink because they were rusted all the way through. Apple property management was immediately notified at 10am on 08/04/19 and by 2pm 8/5/19 nobody had called. Nothing. I had to call them and was told by the receptionist that it was her fault even though she told Lisa about it this morning first thing she never followed up with her. The walls under the sink are soaked, the cabinet it squishy and the carpet is soaked AGAIN. This company and Lisa Dankers seem like they couldn't care less about their tenants or the properties they manage. They send out incompetent contractors to fix things within the home or refuse to address the issues ever. Its been 8 months we have been trying to get our dishwasher fixed, we just keep getting told to do our dishes by hand. we have lived here since October of 2017, the washing machine pipes have flooded more times then i can count, the wall behind it is squishy and molded along with the floor surrounding it, our kitchen has flooded twice and it was like pulling teeth to get them to address half of the water damage the other half was never fixed, and now the bathroom has flooded. Along worth mold ruining 2 dressers in the master bedroom. Lisa tells us to run a heater on high and a dehumidifier 24hrs a day to help with the mold instead of just addressing the water in the walls issue. We run the dehumidifier but its 80 degrees outside were not running a heater on high. There have been issues with the book keeper being unable to do simple math when it comes to our rent and also crediting our payments for rent and utilities to the other unit and we have to call and complain for days for them to fix it. I called last Tuesday with this issue and its now Monday and they still haven't fixed it. They also promised to call me which of course never happened like usual. As you can see by all the other reviews this is all very typical for this company. I wish we had read these reviews before we agreed to rent from this company. more

For the doubters, I'm a model tenant. I pay my rent and utilities on time, don't have loud or outrageous parties, and respect the property and my neighbors. I rented an apartment owned by Apple Property Management for close to 2 years. Upon moving in, yeah, it wasn't clean, mold problems, but hey, I could overlook some things to get into a place fast. It was a great location, and in all honesty, I never had any problems with the landlord (who's name will remain unmentioned), until I moved out... Everything you read about the shady E-mails are true, they NEVER return E-mails or phone calls, piss poor customer service. I had a few issues with my apt. including a leaky roof, the landlord's solution was to wait till it snowed again to see if it leaked. Ok, genuis. He owed me nearly $400 when I moved out, and I hounded him for 2 months to pay up. Finally, he did. Bottom line: This is a questionable business, and people, I'd look elsewhere if I were you. more

A credit to the profession 2/13/2012

We recommend Apple Property Management without hesitation. My wife and I have rental property. We first hired Lisa Dankers to find a tenant nearly 20 years ago when we were living out of state and could not handle it ourselves. Even though we now live near the unit, we continue to use Apple each time the unit has been vacant since then—which, I should add, has been only a few times because of the high-quality, reliable, long-term tenants that Lisa and her staff have consistently found for us. Their thoroughness and professionalism have earned our repeat business, and they are always a pleasure to deal with. They have the resources to solve any problem that arises, from plumbing to painting and cleaning or any other service that needs doing. We are currently dealing with a rather unique situation, and Lisa has been helping us and our tenant in a way that shows graciousness and compassion in addition to the full professionalism that everyone at the Apple office has always shown. more

Very Good Experience 5/27/2011

My wife and I were very happy with our experience with APM. Lisa Dankers and her staff were knoledgeable and very well connected. We had several problems involving plugged drains and a leaking roof. Arrangements were made within APM's network to remedy the problems quickly. APM screens their tenents very well and I would definately rent a home managed by APM again and I would also trust my own home to be managed by Lisa and her staff. Great work APM. Keep it up! more

Questionable Business Practices 5/15/2011

My fiance and I just walked away from a rental situation with APM and after reading these reviews and the ones on Judy's Book, I'm very relieved that I did not move forward We expressed interest in a house and an agent responed quickly. We felt the place needed a thorough cleaning and when another interested party was ready to move faster, we were dropped. Fair enough. We asked the agent repeatedly for an update, just a simple "it's been rented" response would have been nice. Only weeks later when the other party didn't utlimately work out did he respond. This should have been red flag #1. The minute we said let's do this and committed to our current landlord that we were moving out (i.e. they knew we were on the hook), our level of service dropped considerably. Our agent promised many things...carpets cleaned, walls painted, house cleaning, etc. He then set up a meeting at the houe where we were to hand over our deposit. Not only did he have a different agent come (who knew nothing of his promises), little that had been promised was complete. I get that people have days off but he didn't even let us know we'd be meeting with someone else. Red flag #2. Now for the kicker. APM asked for and took a deposit check from us with 1) NO set rental agreement 2) NO walk-thru documenting the condiitions of the property and 3) mysteriously couldn't provide a receipt. THIS IS ILLEGAL. Shame on us for handing it over!! I immediately felt a pit in my stomach, came home and researched the landlord-tenant law book and realized thier questionable business practice. Thankfully I put a stop payment on the check. I fear that had APM deposited my money, none of their promises would have been met upon move-in day and we would have been stuck. Hard work in a tough business 9/29/2010

Property Management is a tough business- to do it right, you have to be firm and direct. It's unfortunate to see tenants and property owners unloading on all the property management reviews online. In all likelihood, property managers who get any kind of review are at least working hard enough to make people notice, one way or the other. more

Excellent Rental Managers 9/13/2010

Apple has been my property manager for 10 years, and I rate them outstanding. They have kept my rental fully leased for all but one month of the last decade. They are quick to handle needed repairs and get good prices. They respond immediately to my inquiries, and proactively reach out to me to plan for future maintenance. Their percentage is reasonable, and they are professional and pleasant to deal with always. I highly recommend Apple to handle any rental property for you. more

shifty property management 5/8/2010

Our experience with Lisa Dankers was extremely frustrating. So happy to be out of the apartment and do not recommend her company to anyone... very strange business practices including evasive emailing and phone calls and vague terms on the lease. But much worse than that were the intimidation techniques used in person and on the phone. It was all very strange and not at all friendly or cooperative... seemed to just barely be legal, but not ethical. It does not seem right to intimidate others to bring in more and more cash. more

overall, pretty bad experience with management and employees of apple property management. Once you sign the lease and they all turn from friendly and helpful to unreliable and unreachable people. I had a number of small maintenance issues and a number of bigger security issues, including a couple of noise complaints. For most of those I did not get any response at all, for those I got any response I am still waiting on them to actually come and fix stuff. I am not going in details cause I am still a tenant and can't wait to get out of my lease. The worst part about these guys is that once you sign the lease they treat you as a complete looser and you are waisting their time with any questions or requests you have. Stay away from this company, they don't deserve a single dollar from our money, keep looking for another propety management company that actually appreciates your business and conseders you a client and not a burden. All the other reviews about them are true. Apple prop. management is unhelpful, does not care about you, yout property, or your well being. all they care is how to get your money, bind you with a lease and rip you off at the end by not giving your security deposit money back for ridiculous reasons. more

Wed 24 Feb 10 7am My husband and I have been living in an Apple rental house since Aug 09. Apple and Ms. Lisa Dankers have been most responsive to our concerns. They have been attentive to little things: sending over a replacement furnace filter (unasked for) and big: including repairing a leaking water heater during a holiday weekend. Apple's phone call and email followup is outstanding. We appreciate it when a business replies promptly, quickly resolves the issue, and doesn't leave us wondering if we've been heard and when our concerns will be addressed. On this Apple receives 5 stars. We would be happy to do business with Apple in the future. Btw, We are not related to anyone at Apple and do not have any vested interests. We are just new tenants that moved from the east side and wanted a nice house to rent in metro-Seattle. more

Any problem a tenant has with the house, Dave promptly emails me with the options to take, whether it is a repair job or replacement. The final decision is then made by me, the owner. I feel we have always dealt with any problems in a timely fashion. I think tenants need to realize that all decisions for repair and replacement in the property are made ultimately by the property owner, not Apple Property Management. Many of these complaints are unfairly "shooting the messenger". Many owners wrongfully drag their feet when they have to cough up for another furnace or wash machine, especially in these difficult times. If you pay your rent on time, respect your contract ("No pets" means ...No pets) take care of the house while you are living there, and clean the place when you leave, you will get your deposit back. I can highly recommend Apple Property Management to any potential tenant or property owner. more

Two sides to every story 9/1/2009

I am a property owner who in these tough economical times appreciate the care and thought that this company puts into every transaction. They always get two or three bids on the big jobs and know when to ask a few more questions before sending a repair person out for a minimum $50 service fee. I have also been a tenant but often times tenants are so unwilling to even do tiny small things-like they are living in a hotel or something. I appreciate all APM does to look over our home as if it were their own. more

Illegally bad 8/27/2009

Renters beware! These people take your money and trample your legal rights. Do not get stuck in their grip-- once they have your money, they will not return phone calls, do needed maintenance, nor address safety emergencies. We can't believe they have not been shut down by the City. The positive reviews of this place must be written by the Apple staff, because there is no way their rude, unprofessional and frankly illegal ways could ever be anything better than horrendous. There are SO many reputable rental agencies out there-- it is not worth the risk in dealing with these slumlords. more
