beware of their 15% broker's fee 5/22/2012

Beware of their 15% of anual rent broker's fee!! Usually, it's one months rent, which I quite frankly think is already an absurd, but that or 6% is generally the norm in nyc. 15% ends up being almost 2 month rent which you must factor in when looking for places! more

Pushy, rude, only talking about money from the moment I met her. That I would need to be prepared to pay up to 6 months security deposit, have 20k in my bank account, 15% fee, $500 down payment etc etc. It was all about the money not about consultation. Stay away more

not recommend 1/3/2011

When the fee is based on your monthly rent, how possibly do agents have incentives to fight for you to lower a monthly rent? Have you ever wondered? When I went to Citi Habitats, this nightmare exactly became a reality. Also, this real estate brokerage firm is probably the biggest in nyc in terms of affordable housing, some of the agents do not seem to work hard to be competitive. My recommendation is to stay away from Citi habitats when you can. more

GOOD AGENT HARD TO FIND 5/6/2009

I was looking for an apt for a while went thru a few different brokers all bait and switch on criagslist. I saw an ad on the NY TIMES agent name Gabriel Mizrahi. I took the first apt he show me, I told him what I saw and What I wanted, And he found it, made it very easy, Then I get a call from moving compnay, con ed, and time warner cable. That is what a real broker does for you. Look him up if you need an apartment. David more

Wasted over a month of my time... 1/8/2009

I was shown an apartment by one of their agents at then end of November. The apartment was undergoing minor renovations. He told me that the management company verified that the apartment would be ready for my Dec. 16th move-in date. The 16th came and the work had not been completed. The agent reassured me that the work would be completed that week and it would be ready by January 1st at the latest. On December 29th the agent said that all that was left was to get the lease from the management company. The next day, on December 30th, he was unable to get the lease because the renovations were not done and it would be at least a few weeks until they would be. The agent knew that I had canceled my lease and I did not have any other options readily available to me. He then proceeded to offer me a smaller apartment in the same building for the same amount of money. It was around this point that I lost my temper on the guy. He then came back with an offer of the same smaller apartment for slightly less money. If this is not the very definition of a "bait and switch" I do not know what is. He had plenty of opportunities to check on the original apartment and was insisting all along that it would be ready. He could have checked on it anytime between the 20th to the 30th. He left me a day before New Years Eve in NYC with no lodging. He lied to me and, of course, blamed it all on the management company. He refused to take any responsibility and offered me no compensation, other than the smaller apartment for slightly less money. It was not until I pointed out that he should have checked on the apartment after the week of Dec 16th to see if the renovations were done that he agreed to give me back my application fee. Perhaps there are honest, responsible brokers that work there, but even if there are, it's a crap-shoot. more

I love my Citi Habitats agent 10/26/2008

It all depends who you work with. I worked with an agent at Mark David in SoHo a couple of weeks ago and had an awful experience. The agent showed my nothing but disgusting no fee Jacobson rentals at 11 Waverly. But after I met with an agent at Citi Habitats in the West Village. I was impressed by his professional manner, tons of listings and within no time I landed the perfect apartment. And with the broker fee it was still far less than if i paid for a rat infested Jacobson with no fee. more

Citi Habitats 3/31/2006

Citi Habitats almost monopolizes the market in NYC. They charge extremely high brokers fees and are certainly not willing to negotiate. They are flooded with plenty of agents that are clueless and who don't seem like they care for your well being. Many times they have listings up that do not even exist anymore. I know it's tough finding an apartment in New York City, but I would avoid Citi Habitats at all cost. Smaller companies are more willing to negotiate and work with you. more

city habitat has super high fees. agents are super unprofessional and rude. if you end up working with citi habitat, make sure you bargain the fee shamelessly. although they tell you the fees are not flexible, it is a lie. you can a bring a 15% fee down to 5. If the fees are this high, then they should get some money from the landlords as well. that way, some landlords would agree not to go through a broker, and we could all find apartments EASILY without dealing with a rude citi habitat broker. they have taken over the city and i do not like how torturous they made life to live in the city as a renter. i dont have a problem with other brokers. not as much as citi habitat anyway. that company should stop the monopoly. more

Very Pushy 8/17/2005

Citi Habitats while very organized and professional is extremely pushy. I worked with two brokers and both times they were very pushy at the end of my visit. They are not the people to go to get information. They charge a VERY high commission and only show you to places where they have some sort of connection. I would only recommend them if you really cant find a decent place. They are expensive! more
