Good: This guy has the best real estate website for Orange County I've ever seen. I think he is the photographer for the site too - you have to see the photos!. Bad: I wish I could've seen the maps for the homes - they never seemed to work for me.. Improvements: See above. I wish I could search by foreclosures or short sales but other than that it was really helpful. Other: Awesome website and great attention from Jesse Brossa - he called me right back and emailed me same-day if I needed something. We're still looking for the right place but I'm sure we'll find it soon. Thanks, Jesse!.

I have been shopping for a home for a while. With the way the market has been I wanted a real estate agent that truly understood the local market. Have been working with Evergreen for the last month and they know their stuff. We have narrowed the list down to two possibles and will probably make an offer this week. Thanks

I lived here for 2 years a couple years ago. The building is nice, the ground is beautiful.
The problem I've encountered is the parking situation. There are guest parkings, but they get taken very fast, especially on weekends. When I lived there, my friends would constantly complained about not being able to find parking. Now I don't live there anymore, when I go to visit my friend who does, I experience this myself. I'm not sure if there's not enough parking because of overpopulation or because everyone who lives there constantly have guests over.
One thing I had a problem with while living there was the noise. It's not the management's fault. Maybe because it's close to college campuses, there are many students. There were many parties going on on weekends, and sometimes on weekends. My roommates and I would yell out of our third floor window to let our neighbors know they were being too loud. It's not a problem if you don't mind the noise, but for someone who has to wake up in time for the stock market to open, this is a problem.
In general, I think this is a very nice place to live and if I didn't own a place of my own, I would probably be still living here.

This was the first apartment I ever lived in. I stayed here for 2 years: 1 year in a studio apartment, and 1 in a two bedroom. Back then, before they built Villa Sienna and all those condos next door, Toscana was known as the luxuriest apartment in Irvine. Now, it is being overshadowed by Villa Sienna and the condos around.
Studio was a nice size, with a walk-in closet and a decent size bathroom. The two bedroom we lived in was nice. The master is a nice size but the bathroom was tiny. The other bedroom has a huge walk-in closet and a nice size bathroom. Huge living room and a nice size dining room. We had one of those big long dining table, but even then, there's still plenty of room to move around.
Toscana still looks nice, but they may want to paint it. It does look older and worn out compare to the other buildings around.

For a furnished apartment, this is the best place in irvine for students who don't want to share a room. you can get a single for around 600 which is unheard of in the housing market. The rooms are pretty big and look really new and you can take a tram to campus that comes every 10 minutes. There are alot of amenities like a gym and free printing. The only set back is that there are alot of rules like dorm living. Parking is also limited, very limited. If you can get in from the waitlist, this place is for you
