I would not recommend these apartments/this realtor. Although the apartments are in a convenient location they are expensive and are in terrible condition. Also, the landlord is very unhelpful and unfriendly. This year the elevator in the building broke two weeks before moving day (the 1st of September) and they have refused to fix it.

The place probably hasn't been renovated in decades. There is lead paint chipping off the walls, but we never signed a Tenant Lead Law Notification. Cockroaches, Pigeon crap caked on all the windows. Fire escapes that stopped on the 2nd flood without a drop-down ladder to get to the ground and stopped before the roof. The super was rude and somewhat sketchy. I felt very uncomfortable around him. Since the landlord obviously has no regard for the quality of the building, the tenants have a similar disrespect so the hallways smell like stale beer, trash is on the floors, and banisters are frequently broken.
Rent was cheap with heat included (the heat at 24 Westland was pretty good). Location is great. Also, I knew some people who were able to live 4-5 people at a time in a 2 bed... so if you really feel like slumming it and saving cash, you can get away with it here.
I had good memories with friends there, but the place sucked.

The hallway in these apartments stink. The superviser nerver answers any questions and behaves rudely when asked a question. And forget about the owner. Talking to him will make u feel that as if he is being forced by govt to rent the apartments for free. Horrible behavior which is uncalled for considering the price he has put in for shitty apartments.

This is a horrible choice for a place to live. There are rats, cockroaches, cracked walls and ceilings. The heat only works about half the time. It takes FOREVER for them to fill work orders (it's March and they still haven't fixed things from September. The dryers in the "laundry room" never work. The hallways are FILTHY. The neighborhood is LOUD... lots of college parties on the weekends, and lots of berklee kids playing their instruments (badly) during the week. On top of all that, the owner is a total jerk. He yells at an intimidates tenants, and shows violent tendencies when complaints are made. The only good thing about this place is the location. My advice: find another building, and another realty company.

We first moved in, the place was infested with cockroaches, bed-bugs and mice. The walls were yellow, charred marks on the walls in the kitchen, and over all the biggest waste land dump of an apartment I've ever seen.....did I mention rent is $1650 a month? They painted the walls as a mask of the shit everywhere, and sprayed poison (without much notice, if any at all) all over the floor and most of my belongings. Paul, the owner is impossible to talk to and I've heard can be quite threatening at times too.
Basically this place preys on the ignorance of 18yr old college students who THEY know won't put up a fight to the horrible conditions they overcharge to reside in.
I would never under any circumstances recommend to live in any building that is rented by Joy Realty. Its a scam of a company, with shit for morals.

Paul Gilbert grew violent when I went to ask a question about the lease, and I honestly feared for my safety. This on top of the rats and filthy apartments. Very, very poor choice for realty.

I have mixed feelings about this realty company. One on hand, I was able to live right in Fenway for $535 a month as a tenant at will (month to month), but on the other hand, this company is devious and not to be trusted. For shared apartments, if someone moves out, they must replace themselves with a new roomate: the new roomate gives the old roomate, "first and last's month rent" which is actually going straight to the old roomate to pay them back for what they originally paid to get in. So, technically, the realty company is not involved at all. To top it off, when I eventually moved out and replaced myself, an intern was working at Joy Realty and he had no idea what he was doing. He calculated what the new roomate owed me and it was all wrong. I recommend drawing up your own contracts if you end up renting with this company.
Another downside is that they are able to raise rent whenever they like, since there are no actual lease terms. My building was also broken into on a number of occasions. The buildings they rent aren't the safest, but if you're looking to live in the middle of everything for less, give it a try!
