Be Careful! 7/31/2014

My wife and I stayed at the Ardea for a little over 3 years and we enjoyed our stay while we were there. The condo was very nice, maintenance issues were fixed reasonably quick, other residents were pretty friendly and the Concierge service was a nice service that they provided (it was a bit spotty at time but that wasn't a big deal). \r On the whole it was pretty good place to call home. \r The problems started when we decided to move out. The Ardea management does not operate in good faith, so be very careful when you deal with them, specially the Building Manager. I left the apartment in spotless condition. Even at the walk through, the maintenance person said that the apartment was in very good condition and he doesn’t expect to see too high a bill. So when I got the bill for $1500 I was very shocked. \r \r It gets better….the Ardea management decided to arbitrarily reduce my deposit, when asked about the difference, the building manager had 3 different reasons on 3 different days, more

DO NOT RENT HERE 8/14/2013

I lived at The Ardea for two years. The unit I lived in was very pricey and had nice views. It also had pests from the river nearby and bedbugs. The concierge is often AWOL, leaving residents and visitors without services or access at times. The management is unfriendly and hostile to any feedback they don't like. The common areas esp on the garage levels are dirty and in need of repair. Don't let this shiny gem fool you: It isn't a diamond. It is a CZ. I highly recommend against renting here and I am thrilled to be free of my lease and the bugs. more

Nice Units, Horrible Management - AVOID 10/8/2010

These units are lovely, with nice views and good soundproofing. When we moved in, The Ardea was expertly managed by local company Gerding Edlen. We moved in here because of the location and the safety/quality factors. However, this year, mega-corporation Riverstone Residential has taken over and the building has become miserable. \r \r 1. Elevator repairs are not conducted. When the keypad to the elevator failed, Riverstone chose to not fix it, due to the price tag. Even if it's just a malfunctioning keypad, any company that neglects an elevator repair is suspect. What will they neglect next'\r \r 2. Refuse removal is rarely conducted, with trash and recycling building up on each floor. The trash chute will often be jammed for days on end. \r \r 3. The carpet in the common areas is rarely vacuumed, though it was cleaned daily when the building was management by Gerding Edlen. \r \r 4. The property manager often puts the front desk staff on other jobs, so no one is available to let in visitors more

High-quality interiors with many amenities 5/15/2010

Very high quality interiors. The wood floors are amazing and the kitchen is beautiful. Not a huge fan of the carpets in the bedrooms, but I can understand why they went that route. The bathrooms are very white, although we love the walk in shower.\r \r The gym is nice, although it seems a touch small; it's never very crowded though. The concierges are great and most of the time available to help. I LOVE the community room and love the fact that there are guest units available for family and friends to rent out for the night. Free parking is very nice, although some of the residents seem very entitled and have decided that the gym is their racetrack. \r \r The area is quiet, but still very close to downtown. Some people (usually those who do not live here) say it's desolate, etc., however it's quite lively and I like that there is not a lot of rowdiness at all hours of the night. inside finishes very nice. convenient, close to streetcar, tram. however, not very social or sense of neighborhood for couple in 30s. problems with leasing office. more
