With this complex you have to expect the unexpected. Although they replaced the staff on the office, there are still too many issues at hand. The apartment complex has now started making repairs after the three years that I have resided here. In order to have an issue fixed by maintenance you have to request more than one time. Within one day this month about 7 cars were broken into. My vehicle was one on the list in which I reported. This complex has security for day and night shifts. So it is odd for one complex to have that many robberies in one night. The complex also has a gate key for access, when you have visitors they have to wait at the gait for someone to come in with key access, or you have to go to the gait to give them your key. Among other vehicles, my passenger rear window was punched and taken out of the car. The only reason why I did not have as much glass as other tenants was due to the tent that I have on the car. So the thief had enough time to actually take the window out. As well as my stereo system was snatched out damaging the panel. The car of course was rampaged through for valuable items. The most important item would be my driver's license. My fifteen inch speakers which are so heavy you have to have 2 people take it out, a amp. The only reason why other residents noticed is because we were all outside crying and cleaning out our cars. Some cars were broke into right in front of the owners apartment. If I would have not had trouble with my health I would have relocated along time ago. As of this time I'm going to relocate, and I would not recommend these apartments to someone that was homeless. The office staff were just telling people to file a police report in which they know that does not help us. If it were there vehicle they would be more concerned total damage to my vehicle is approximately 2,000 including property. more

What could you possibly expect from a class C property? I have lived there for about 4 months now and while it could be worse I suppose, it could be a hell of alot better too! As far has maintenance repairs go about 50% of what I report is fixed right away. I am assuming the other 50% is not a priority therefore falls through the cracks on someones desk. After the hurricane (Ike) I was gone and Summervale came into my unit and threw out everything in the fridge and freezer. This is a major PLUS on their part. Not too many apartments in the area were as forward thinking. Kudos to Summervale for that! Then repairs began. The contractors (very obviously the low bidder)did a half assed job and had borderline respect for people's living spaces. Yes they layed plastice before they painted but don't expect them to re-adjust it if it's starts to reveal carpet or your bedroom furniture from their constant moving or work in progress. After all they have layed the plastic once damnit...by all means don't expect them to do it again! Yes they cleaned up debris from the construction AFTER they left it there for two days and I had to report them to the management office. And does anyone know where my electrical outlet covers are or whether or not I'll be getting my window sill back? Contractors that are chosen by any company are a direct reflection of that property. The office personnel have been polite when one is polite with them...one should not expect anything else when interacting with people. For the most part they try. They get an E for effort from me but saddly many of them don't have the head for business. It all boils down to this-YOU GET WHAT YOU PAY FOR! No major catastrophies and no major wow factors. Simple is as simple does. I wish them luck in their future business endevours and advise them to stay far away from the lowest bidders and focus more on customer service. Pros: The ""E"" for EFFORT-Location-not too far from the Galleria Area Cons: Amenities/Management Office Organization/Other Tenants-Ghetto more

Apartment Deferrals 10/9/2008

I would not live in this apartment complex.....overcrowding, lack of proper maintenance, mold and mildew problems in the walls, plumbing leaks, sewage leaks, and other health related issues. Management changes on almost a monthly basis, and there is no continuity. more
