Walls are paper thin. Parking is a mess and usually taken up by some other company's equipment. Can't manage to keep their own books, so when they incorrectly bill you, it becomes your fault and you have to pay the fees. Loud neighbors. Many inconveniences. Will not be renewing my lease and suggest you look elsewhere. Don't let the landscaping fool you, that's the only thing they do right here. more

This apartment was only temporary housing so I have been trying to make the best of this situation but I have had enough. I think the world should know what a DUMP this place is! I realize it is a good price but it isn?t worth it and will cost you much more in the end! Pros: NONE! Cons: EVERYTHING! more

If you like hassles, live here. Kennedy Wilson Investments are the owners, managed by FPI 7/3/2007

FPI management recently moved in and changed the name to The Reserve, but the owners are Kennedy Wilson Investments (news article on their site). From day 1, they seem to be more about hassling the tenants and finding ways to charge fees than doing things as dreary as customer service. I prepaid a 9 month lease - received an eviction notice the month after they took over for non-payment. Of a prepaid lease! They tried to charge several hundred extra dollars as late rent, and even tacked on a twenty-five dollar charge for posting the notice on my door. Took multiple phone calls (not returned) over several days before I reached them - they said it was a computer glitch, didn't apologize for the notice (they had time to post it on my door, but not to return my calls - 3 day notice to get out), and are now trying to use funny math to get me to pay not just one, but two extra months of rent beyond the expiration of my lease! State law says 20 days notice to move out for month to month renters, no notice necessary for leases - title 59 chapter 18 of the Revised Code of Washington...the legal assumption is that unless you make arrangements to continue, it's over when it's over. I gave them over 20 days notice, they claim they need 60 (not per state law), and are saying they will bill for August and September. Unless, of course, I sign paperwork saying I want to go month to month, in which case I can give 20 days notice after I pay for Aug only - lots of high pressure, lots of threatening with collections, etc. I wonder what percentage of people pay without challenging it - I talked to a lawyer, but if half the leaseholders don't, they collect a tidy sum and don't even have to hold the apartment, because the person paid for the rent and already moved out. If they're challenged, they just have to say oops, we thought it was legal. Next stop, the attorney generals website...go back to Cali, Kennedy! The complex is ok, not great, otherwise. Parking, though, is truly horrible. Pros: Good view from three buildings. Decent clubhouses, when open. Landscaping is okay. Cons: Parking - if you get off work past 6pm, you are going to walk a long, long way - not enough spaces, very high prices for covered spots or garages more
