Thank God we got away. I didnt even sign a lease with these people yet it was by far the worst experience I have ever had with a management company. Complete lack of professionalism. Not to write a long story but here is a quick example of why all should avoid Parkoff properties: My gf and I found a great apartment which was moderately priced in an area we loved. We filled out the extensive application and provided ALL personal documentation required (employment history/proof, previous living, w-2/1040, bank statements, SS card, passport). We are both fully employed making plenty of money and in good standing credit-wise. After sending the package in, we waited 2 weeks for a response. Finally an email saying we were not approved. I called to find out why and was told by Evelyn Jaco (leasing agent) that they could not get a credit score on my gf. I asked if that was the only issue and was told, ""Yes, otherwise everything looks good."" So, in a matter of 15 minutes, my gf had gone on to a credit score website, paid a few dollars, and emailed the full credit report and score in to Evelyn (so by doing her job do we get our app fee back?). No response. When I called the following day, I was told, ""No, you are not approved still. You do not qualify."" Evelyn could not provide a reason why other than ""You don't qualify."" No explanation or reason. I pressed and asked but she was clueless and dismissive. \r I am currently still waiting on my security deposit to get back (since that is required with the application as well) and also waiting on a follow up conversation with the ghost leasing manager who made the final call. Needless to say, it is actually a blessing we did not get the apartment because I can't imagine the non stop headaches that would have continued throughout our lease with these people. STAY AWAY!!!!!! Even if the apartment is great, Stay away from Parkoff. Worst management company around. more

Those of you who claim to have had a good experience with Parkoff are either paid by them, couldn't be working for them as a super because they are overworked (60 unit building without a porter!) and either underpaid or never paid for jobs such as painting a newly vacant apt.) or are currently living in a Manhattan property. The full page add in the NY Times Metro Section announcing Parkoff's ""New Luxury High Rise"" on Park Ave. - $1.5 million for a studio, $2 million for a 1BR, etc. The cost of that add space alone would have more than paid for the ceiling leak (top floor so it leaks every time it rains) we have had on and off for over 12 years. They sent painters to scrape the bubbled paint and re paint so that when HPD agents come to inspect it, it looks like there's no leak. When I refused to have it painter the 3rd time around until the leak was permanently fixed (not simply tarred as they have every new super do up in the roof) they promptly sent me registered mail which I had to sign for (so that they have evidence that I received it) stated that they sent workers to fix my leak but I had refused them entry into my apartment. That is such utter BS because you can not fix a roof leak from within the apartment! Just one of many horror stories here in our building in Ditmas Park Brooklyn. We stay because once you've lived here for 15 years, you can't find this space for what we pay in a rent stabilized building. They want us to move out so that they can charge double the rent, the recently emptied 1BR is now going for hundreds more than what we currently pay for our 2BR! more

Simply terrible. Avoid at all costs! Bigots and scambags. Collected all the necessary papers and filed as a principal, but they refused to process my application, and I truly believe it was because I mentioned that I will be living with my partner. The the tone of the voice (person's name is Jennifer, leasing department) has changed immediately, I could clearly detect disgust. She requested that my partner also submit papers, even though I stated again and again that I am applying as a principal, and my partner is currently out of country and cannot submit the papers, but we will be willing to do so later when adding him to the lease. It also seems to be that the main purpose of this ""honey trap"" apartment,to collect as many application fees as possible while keeping the apartment empty. No wonder that apartment has been on the market for months. \r \r Do not waste your time, energy and money applying for any properties by this company. You will end up losing money and dealing bigoted scambags like Jennifer Contincelli and her supervisor Allison in the leasing department. more

I moved in to Riverdale a couple years ago, and during that time the building was sold to Parkoff, from day one, the expereince plummeted. I was able to move out this year, and only recently got my security deposit back - and that was only after legal threats and pressure from an attorney - 4 months later. The building is great, and we actually miss it, but the management absolutely kills it. You do everything right as tennants - yet they treat you like scum. Many tennants, many of whom have been there for decades feel stuck, and dont know what to do with themselves. I'm happy to have been able to leave when I could. They are rats, and if you are looking to move to Riverdale, dont move in to the Netherland Avenue property. Save yourself the trouble, as they simply do not care about you. Look at their website - does it look like they want anything to do with you, or want to talk to anyone? more

I have never had such a hard time with a management company in my life. It took them almost 5 months of me hounding them to get my security deposit back after I moved out of the apartment. I never had a problem while I was living there, but after moving out the sh*t hit the fan. Finally, again, almost 5 months later, they sent me the check. It is $300 short of what my deposit was, claiming it due to the ""proportionate balance of the cost of painting the apartment.""\r \r The apartment has NO damage. I have been a contractor for 7 years. It neither costs $300 to paint a small studio with near to no damage (small nail holes, that's IT), nor is it the tenant's responsibility to pay to paint the apartment if there was no damage done whatsoever. Had I known they were gonna screw me out of $300, I would have painted the damn thing myself. Do not, I repeat, do NOT rent an apartment from these people unless you wish to be royally F*CKED. more

I'm completely floored to what my eyes are reading! The only reason why I even bother to entertain anyone on here is bc I feel I need to defend my management in some way! I just had to, I'm currently living in a Parkoff building for the past 2 1/2 years and a dear friend of mine is currently applying for an apt in my same bldg. I was appalled when she and her husband told me about these negative reviews. Literally my jaw dropped! \r For the past almost 3 years of living in their building, I have not one bad thing to say, NOT ONE! In fact, I along with the rest of my neighbors in the building just recently received a nice gesture from my landlord for the holidays. My neighbors, my super, and building mgr are all professionals and very respectful. I don't deal with anyone at their office, so I cannot speak in their behalf. but when I had a small leak coming from my bathroom sink, I spoke to my super and propert manager and they immediately came and fixed the problem. So I'm not sure what these people are thinking writing these horrifying stories. The one story I read made me laugh more than get worried, do you really think (especially in NYC) that a Landlord would get away with someone dying in the apt for a maintence issue? WOW, get real! that story would be all over the news! all over the media! People invent things and I'm completely nauseated that people have enough time in their day to write such hateful things! For anyone looking to rent an apt from them, try not to believe everything you read or hear. they are all hear say. I'm an actual tenant and conitnue to do, if god willing. Usually people who write such things usually have something to hide... and my gut is telling me it's propbably the same person writing over and over again. but again, how would I know. All I do know is they've been great to me thus far and I love my apt! more

Well after moving into my apartment several months ago, I have nothing tobad to say, I noticed that when I was looking for the apartment, I went on the reviews did my homework and I keep thinking when is the bad stuff going to start happening.. Well all through my process of my application and the moving I didnt have any problems. I then said what happens if something goes wrong in my apartment, will they not fix it, well I just had the super come up the other day and with no problem, the repairs were done. N.Y. RPP. LAW § 227-a : NY Code - Section 227-A: Termination 3/1/2012

Who is eligible? Any lessee or tenant who is age sixty-two years or older, or who will attain such age during the term of the lease or rental agreement, or a spouse of such person residing with him or her. What kind of facilities does this law apply to? This law will apply if the senior citizen is relocating to: A. An adult care facility; B. A residential health care facility; C. Subsidized low income housing; D. Senior citizen housing; or E. A residence of a family member. What are the responsibilities of the rental property owner? When the tenant gives notice of his or her opportunity to move into one of the above facilities the landlord must allow: A. for the termination of the lease or rental agreement, and B. the release of the tenant from any liability to pay rent or other payments in lieu of rent from the termination of the lease in accordance with section 227-a of the real property law, to the time of the original termination date, and C. to adjust any payments made in advance or payments which have accrued by the terms of such lease or rental agreement. How do you terminate the lease? If the tenant can move into one of the specified facilities, he or she must terminate the lease or agreement in writing no earlier than thirty days after the date on which the next rental payment (after the notice is delivered) is due and payable. The notice is deemed delivered five days after being mailed. The written notice must include documentation of admission or pending admission to one of the above mentioned facilities. For example: Mail the notice: May 5th Notice received: May 10th Next rental payment due: June 1st Termination effective: July 1st Will the landlord face penalties if he or she does not comply? Yes, according to section 227-a of the real property law, if anyone interferes with the removal of your property from the premises they will be guilty of a misdemeanor and will be either imprisoned for up to one year or fined up to $1000.00 or both. more

They Should Be In Jail 1/4/2012

There is nothing good to say about these lying slumlords. I RECENTLY FOUND OUT THE PERSON WHO LIVED IN OUR APARTMENT BEFORE US WAS KILLED IN AN ACCIDENT IN THE APARTMENT THAT WAS THE RESULT OF NEGLIGENT MAINTENANCE. Now that we've been living here for awhile, I have no problem believing that to be absolutely true. The building is falling apart, yet they keep raising the rent. Stay far away from them. more

Caution Advised 10/27/2011

I would be cautious with this management company. I applied for an apartment in the Bronx. It was a beautiful, renovated apartment offered at a reasonable rent in a desirable area. After applying for said apartment I did not hear anything for two weeks. Being that I had a time constraint, I contacted the Management office. I called the company and after numerous attempts to get a live person, I spoke with the receptionist (the one cited in another review) to inquire as to whether my application was accepted, or alternatively, the time frame I could expect for a decision. She refused to offer any information and did so in a very flippant and rude way. I became nervous immediately after this conversation and researched the company. My research turned up these reviews. Ultimately, I was approved for the apartment just a few days later but opted to avoid the possible aggravation cited in these reviews. Here are definitive reasons why stayed away? (1) I was spoken to like a child by their representative; (2) In addition, they demanded an additional $100.00 application fee from my wife even though we were applying together and all the information (including income, social security numbers, etc.) was encapsulated on the one original application. Do Not Rent from this company!! 7/13/2011

The Parkoff Organization is without a doubt the worst management company I have ever worked with. Don't expect anything in your apartment to ever get fixed, if you call them don't expect a phone call back, and watch out for your security deposit because more than likely you won't be getting that back either. This management company is extremely unprofessional and the staff is nothing but rude. Avoid Commercial Rental/Lease Space with this Company 11/8/2010

Unfortunately I am forced to relocate my professional practice from their commercial space after dealing with an unyielding building management company, They have refused to correct major plumbing issues in the building, they have intentionally unreasonable time (months and months) to post signage of occupancy in the lobby. They provided unacceptable cleaning services in the building without the option of bringing someone else. They have entered my space and spoke rudely to the occupants of my space (all physicians) in front of patients. I should have known when the bank that occupied their building relocated next door to a building under different management that the storm would be coming my way as well. After a flood from plumbing issues in the building, the management company refused to compensate me for the damages for which I am now taking them to court. If you are considering commercial space lease from this Management Company, think twice ! more

Never Had A Problem 9/23/2010

I had to make an account just so i could write back to the tenants present & past. \r \r I have been a tenant with The Parkoff Org. for over 6 years, always paid my rent on time, gave supers enough notice of a problem when possible, etc etc, and NEVER HAD A PROBLEM. lol\r \r In my NYC Building, love the staff, the grounds, and location. \r \r I also work in the Real Estate field, and have come to realize that most people who complain so much, are doing it because they dont pay their rent, and when the company comes after them, then they start finding problems and reasons to not pay, crying HARRASSMENT lol.\r \r \r \r GET A GRIP! more

The Sitcom Approach 6/25/2010

This morning I was startled by a group of unannounced men in my apartment. They let me know that they are replacing the sheet rock in my bedroom and bathroom while standing bewildered in my underwear. Had I known, this would have been amazing news since we had been waiting for 6 months for this to happen and years for it to happen in the one bedroom. No one at Parkoff Management let us know this was happening. Looking at the other reviews, I just came up with a great slogan, don't worry, I won't charge you Parkoff since you've displaced me from my work area, I think I'll return the favor: PARKOFF MANAGEMENT: We're the best at being the worst! DISHONEST COMPANY 5/18/2010

The only good thing about this building is the location..management to a large degree comes off as being extremely irresponsible and dishonest. repairs are never done promptly. it took them over 3 weeks to fix a plumbing issue, that says a lot. moreover, After spending 4K in much needed repairs to my rental they have given me nothing less than a run around to credit me the repairs made which ultimately will only benefit them once i move out. i am sure they will be raising the several hundreds at my cost. the dishonesty from upper management truly angers me for as a tenant , i have rights and standards. this management company looks at its tenants as cash cows, all they want is your rent money..it does not matter how many leeks, cracked wall and windows, plumbing issues, infections you have....they surely take their sweet time at our expense\r and yes, for however bad this sounds, it must stop. and the solution is to form a tenant committee and present a formal complaint as a whole to their irresponsibility to us tenants. One to many similar complaints cant go without being resolved. we must unite and petition for prompt action and service to use tenants when needed.\r the fact that for over a month, i have called , mailed and started the process to take this management to court for denying me a legally rightful credit is ridiculous..i am sure to tell you, that i will take this a s far as i need to, for the reason that its a matter of principle. \r with all this being said, i welcome those unsatisfied tenants to join me and form a formal petition against this non exemplary management company which clearly is just out to collect their monthly rent.\r Pros: No Pros Whatsoever Cons: Everything imaginable more

Good building, bad about calling back 12/17/2009

My building is very nice, but actually obtaining the key was a problem. After signing my lease, I had still to complete the final walk through. Despite assurances that I could make an appointment for that, no one ever called me back. I finally had to get the phone number for my super from my broker just so I could get the key to actually plan a move in date. \r \r If there is nothing really wrong with an apartment, I would just move in and ask the super to fix any minor issues later. And don't leave after signing your lease without getting a letter to show the super that authorizes you to receive a key. You'll never have another opportunity to get that letter until you demand to have your rent pro-rated for every day that you don't have access to the apartment.\r \r The other problem I had was bed bugs. My super and I both called Parkoff numerous times for an exterminator. They never returned any messages. When a live person picked up the phone, they solved the problem right away. \r \r When dealing with this company, never leave a message because they will ignore it.\r \r On the plus side, when I mailed a letter with my rent requesting a copy of my lease, I received the document very quickly.
