Editorial review from Citysearch 5/11/2014

I have lived at henry on the park for over two years now and I couldn't move out of here fast enough. They have THE WORST customer service I have ever experienced. Before I even moved in they called me a week before I was supposed to move in to tell me the apartment I signed a lease for was no longer available and they had no other apartment to put me in. I was moving from NC and had enough on my plate already and then they tried to tell I could live in one of their other apartment complexes that were in much worse locations with less amenities. After a few days of fighting they decided to put me in one of their model apartments that was much smaller than the one I originally signed a lease for. I had to move out of the first apartment we lived in at Henry on the Park because the plumbing got blocked and everyone's dirty shower water over flowed out of our bathtub and flooded our living room and bed room. Instead of replacing the carpet they just dried it off with fans leaving the apartment to smell like mildew and mold. Then when I asked to be moved into a new apartment they tried to charge me a $500 transfer fee. When we were supposed to transfer to an apartment in the B Building, again a week before we were supposed to move in they called to tell us it wasn't ready and we had to move into a different apartment in the C building. When we got into the apartment we realized that ALL of the outlets have been painted over and none of them worked. We put in a work order for our exhaust fans in our bathrooms because they were really old and super loud and when they replaced the fans they left all the dirt and dust all over our bathrooms. They have towed our cars 3 times resulting in $525 in towing fees. I have written numerous emails in regards to a pet notice and NEVER received a response. We pay our rent every month on time - we have never paid our rent late and this is how they treat their good tenants. I would NOT recommend this apartment complex to anyone looking in the roxborough area. They are much better complexes right down the road with better amenities. more

Pending Lawsuit 1/19/2010

I've lived here for a while now. This summer there was a huge arson fire in one of the buildings and now, today we got a notice saying that a group of residents are filing a lawsuite against the landlord becasue of all the safety and secutiy problems. Yes they have remodeled the units, and they look nice, but this place is not where you want to live for all the safety and security problems they have. more

Not what it was! 7/21/2009

Since early 2008, when Fairfield Properties took over Henry on the Park, the complex has declined significantly. The on-site management seems unable to keep up with the need for maintenance and upgrading, and increasingly sacrifices security and the quality of building interiors in favor of cosmetic improvements to the grounds. Their most galling error was their decision to rent between 17 and 20 apartments to clients of a business know as "Project Transition." These tenants are persons with a history of emotional or social dysfunction and/or drug dependence who are identified by PT as "difficult". They are in the complex in order to make the transition to mainstream living after having failed at other types of rehabilitation. They receive only 9 to 5 supervision, and many are heavily medicated to control their behavior. During the four months of their presence here, there have been escalating incidents: loitering at building entrances and in the parking lots; harassment of tenants; co more

Comfortable, homey places 3/18/2009

I've lived here for over a year now and it's been great. My only complaint is that it seems like they shut off the water far too often due to all the renovations. Every week the water is shut off! Thankfully it's always during the day when I am at work. These apartments are kept well and in a great area. Grocery stores are all over the area along with shopping, farmers markets and restaurants. Close to Main Street for the Manayunk crowd and close to the park for the outdoors crowd. I love how convenient it is two two bus lines (27 and 9). more

Great place to live in a great neighborhood 3/18/2009

After looking at a few different apartments when we first moved, my girlfriend and I decided on Henry on the Park and were not disappointed. The staff is friendly and was open to questions and helped up with everything we needed. They are in the process of remodeling, so every apartment, once vacated, is remodeled with new appliances and carpeting before the next tenant moves in. They've also responded quickly to any problems we've had, including once at around 11pm. Rent is very affordable, especially compared to other places and to the amount of space you get. Would definitely recommend. more

Horrible Management and too many maintainence happening 11/18/2008

I have lived at Henry on the Park for about two years and I have not enjoyed much of my residence here. I have had multiple misunderstandings with the leasing office due to their disorganization. I went into the leasing office to review some safety, health, and appliance concerns I had been having and contingent upon the fact they were fixed I was planning to sign a lease renewal. We'll I was duped into signing a lease that apparently I am being held to and in order to leave I must pay a $1300 fine! The requests that I made (an exterminator for waterbugs, my balcony gate to be fixed for safety, my garbage disposal to be fixed since we had 22 occasions over one year of it clogging, and our carpets to be shampooed which was advertised as a courtesy for lease renewals) were NOT ever done! Any of them! I requested that a final copy of my lease be sent to me after these things were taken care of. It came, Henry on the park, Held me to a paper I signed in the leasing office the day I voiced my requests. They voiced it was a mistake to send me a lease in the mail that said "Please sign and Return" I was never told that by signing this I was agreeing to the terms regardless if my requests were not fulfilled. I still have waterbugs (EW!), a weak garbage disposal, I had to pay someone to fix my gate, and I shampooed my carpets. The leasing manager would not understand any of my concerns and told me that I will need to pay the fine to get out of my lease regardless if these things were taken care of or not! VERY RUDE and not helpful. Pros: larger apartments Cons: leasing office and manager, disorganization, Maintenance, pest control more
