CLASSIC BAIT AND SWITCH!\r \r They bait you with a low-ball rate, like $750, and within a year to two years you will end up paying DOUBLE your original rent PER MONTH, YES I SAID DOUBLE. Your rent WILL increase at an astronomical rate if you choose to stay here after your first contract expires. This is unfair and should be disclosed upfront, however they unjustly choose to hide this information from you. \r \r They strategically want you to sign a 7-month lease because most companies' fiscal year is 6 months or 12 months, so when those 7 months is up you will be in a difficult place as far as finding somewhere else to stay. \r \r I have lived here for 2 years, only because of the expense it takes to move out.\r \r They lure you in knowing that it's almost impossible to make you move out with a low rate and short term lease, and then trap you when it's time to renew your lease with only months to make decision or your rate will go up more than $200 in some cases. \r \r \r This is an 8.3 billion dollar industry, making 25 million dollars a year in revenue after the merger of Colonial Trust Properties, and Mid-America Apartments Communities (MAA). How is it that they cannot work with residents who need to move out?\r \r \r \r As far as the stay here, the noise level is very high due to the walls being very thin. I can hear my neighbors use the restroom, laugh, cry, pass gas, talk on the phone, and watch TV, almost nothing is private. \r \r Parking is difficult to find unless you come home around 10am-3pm. Apartments that are on the opposite side of parking will have to carry groceries and such which can become a great inconvenience. \r \r Maintenance has come in without giving me prior notice. They installed security locks on the windows without letting me know. This is a major breach of privacy. The apartment management should at least let me know beforehand when they would be entering into my apartment.\r \r Trash is thrown on and around my apartment and I am the one who has to remove it or it will stay there. \r \r I would like for you to be aware of what you will be getting into when renting at this apartment. Don't allow yourself to become a victim of their bait and switch tactics.\r \r more

DO NOT RENT HERE!!!!!! PLEASE READ BEFORE RENTING HERE!!! I HAVE LIVED HERE FOR ALMOST 3 YEARS. I AM HONESTLY TRYING TO SAVE YOU FROM Ruining YOUR LIFE . If you find yourself having to pay rent late and agreed to all the ridiculous fees they add on to it, at the end, they still report you to the court which reports to your credit as "EVICTED" . You will think that if you pay the rent on the due date of the agreement, all it's good.. Well, NOT HERE!!! They do have a power trip about evicting people, leaving notes on your door about how they are going to evict you etc... I would have never known unless, I tried to rent at a new place and I was denied due to my low credit and "eviction" in the past. Well, after loosing application and administration fees to be turn down, I was devastated and I thought that I will have no choice but to rent from an owner. I happened to meet a condo owner who was very kind, honest and professional who called me to asked me how come was it possible for me to have been evicted and taken to court while I was still living at the same place for 3 years. The condo owner realized that it had to be a mistake and made all the proper calls to clear the matter. He was told by Cara, the leasing manager at this property that it was a mistake and that such eviction or court did not occurred. By, NOW, my credit is already messed up, I have lost money trying to apply at other places and job offers that based their hiring process on a credit background no extend an offer. I was informed by Cara, that because my rent was late on the 5th of the month I received an eviction letter which I agreed to pay court fees for filing an eviction. That is A LOT OF BS!!! I probably agreed to pay late fees but, not knowing that I was paying for them to try to evict me just 5 days after the 1st of the month. They NEVER told me that they were going to file an eviction!!! Now, they are changing their song and dance saying that I was served by the court. LIE!!! pure Lie!!! Bottom line, they play with your life, and the life of your family without a conscience. This property will rip you off like no other. I have been told by ex-tenant that no matter how perfect you hand over your apartment at the end of the lease, they still try to charge you fees for replacing carpet, this or that. The best part about modern technology and living in a country with freedom of speech is that I will create a "ColonialGrandSucks" page that will be linked to anything and everything that has to do with renting plus, I will be hiring a lawyer to make them pay for ruining my credit, reputation, not allowing me to get a decent a job or worse be able to rent at any other complex. more

@ 1/2 Years and LOVING It! 8/8/2011

I moved here May 2009 and loving it. After viewing over 14 apartment complex, CG was by far my first choice. I have lived in 4 other luxurious and no so luxurious communities. So, trust me I know about bratty staff and feeling lied to just to sign a contract. Normally, I don't write reviews but, I felt like checking out what people had to say about where I live and I felt it was only fair for me to write about my experiences at CG. First, I came on a Sunday, I drover around the complex as they do not have gates which I personally prefer no gates (since they can be a pain when they break , etc.) I found the construction and landscaping to be the most appealing, the buildings are not on top of each other so you don't feel like your neighbor across from you can see inside your apartment. The trees are so old that it gives a home feeling. The pool area is by far the nicest and largest pool in the area with a very comfortable BBQ area if you like to have a large group of friends for entertainment. The shaded area where the playground is located it's really spacious and far enough from where the cars drive by. The leasing office is beautiful!!! The young man who was there when I walked in without an appointment not only was very informative but, showed me four apartments. All four floor plans where really nice, I had a hard time making my mind up. When he told me that the cable was included, I was sold. One less bill to pay. Yay!!! Yes, you do not get all the extra channels but, I do get HBO and another cable channel. I used to think that my water bill was high but, after talking to other tenants mine is actually pretty decent even thought we wash clothes on a daily basics and cook daily. I live on the second floor on a 3/2 with Den, I keep my AC running on 68/70 constantly and my electric bill is a lot less than other smaller apartments I have lived in. I LOVE my apartment. The layout of the apartment it sure does make anyone feel at home living. I have vaulted ceilings, crown molding and my kitchen is just the perfect size even for someone like me that cooks daily. I did not have the need for a garage but, they are first come first serve so, if you need one, you need to sign up and be patience because they do come available. The leasing office staff is the BEST out of all the apartment complex I have lived in the Austin area. The leasing manager Cara is on top of things. I needed my battery replaced in my alarm and since my ceilings are so hight, she immediately arranged for the maintenance crew to come by and replace it. There isn't a time that I have walked in the office that she does not have a welcoming smile on her face and greets me with pleasure and professionalism. I have met a couple of wonderful girls at the office who got promoted into management positions but, the new girl Courtney is a great addition to the CG team. She is also very professional, sweet and helpful. From time to time I need to send a fax or receive a fax and before I ask for the favor she stretches her hand out and simply ask "are we faxing?". Honestly, I would not be writing any of it if I did not feel that it was fair. Colonial Grand at Canyon Creek is the BEST place to live because of the Manager, Leasing Agents, Maintenance Grew and most of all the apartments are truly the best for your money. You can go around and compare and you will see, I saved you time. If you rent here, you will meet me as everyone is very friendly at the pool. more
