I love it here! The grounds are always kept up in excellent condition. I love my apartment. It's cloae to the Junction and barely any need for a car. As for the staff I have always found them to be polite and ready to help at any time. I've never had any trouble with them and appreciate their willingness to address any problems that come up! more

very very bad!!!!!! i have never seen or heard and thing worst than cayce & gain. they never repair anything and always blame the owners even do the manage the properties for the owners. they take what they can take from you and never give any security deposits. always make sure you hand paper work in person and good like with maintainence. if need more advise post your comment and im sure you will get respond from previous tenants. more

Worst Rental Agency in Seattle 7/24/2010

Bad: I rented with this company for 6 months and was in hell.The rental home was falling apart and there was a laundry room and shred they refused to give me keys to get into which left me no where to store lawn equipment or do laundry! I gave them 3 months notice I would be leaving the property, and even moved out 2 weeks early so they could rent out the unit. They kept a $1000 deposit stating only damages such as "toilet running" and "dust on blinds".. Other: I have been in contact with a lawyer in regards to the charges they are claiming. 6 months later the only notice I revieved was a collection notice for $4,000 for "Lawn Service, Key replacement, and Trash Removal" and fees stating they were unable to find a tenant for 4 months! The house was left in better condition than when I moved in! I replaced all the light fixtures and blinds due to the previous ones being too old to work! Never rent from these people!. more

Cayce & Gain is by far THE worst property management in West and all of Seattle. Luckily I had a heads up with their complete lack of responsiveness to any and all of my maintenance calls. Property at 14235 ambaum is rodent infested yet they still rent it out. One unit hasn't rented for almost 2 years there because they are running slum units at that property. I will have to sue them in order to retrieve my (huge) deposit back. They in no way, shape, or form perform their responsibilities as landlords and could care less about tenants rights. MY advice to potential renters of Cayce & Gain is DON'T RENT FROM THEM. Put your money where it is atleast valued and you are respected as that valued tenant....and that will not be your experience with Cayce & Gain West Seattle. more

Horrible Customer Service--NOTHING done in a timely manner 6/26/2007

I have been renting from Cayce and Gain for 1 1/2 years now and was ready to be out a year ago. Just as the other comments state--they NEVER reply in a timely manner. I had my sink leaking for 2 weeks before someone ever came out to look at it--and YES I did call to put in a service request, multiple times and for each time it seemed they had never written it down or it didn't get to the right person. My dishwasher does NOT clean dishes, but rather makes them dirty and when we asked maintenance, he said it was b/c they were cheap. And no the company wouldn't be able to replace them. I was supposed to have my vents cleaned prior to my move-in and it still hasn't happened 1 1/2 years later. In addition, they do not know how to handle noise complaints whatsoever. My neighbors have loud parties 4-5 nights out of the week where there is lots of drinking and cursing going on at 3am. I called Cayce and Gain, this started a year ago and I'm still dealing with it. The only way I'm able to sleep through the night is turn on a LOUD fan that will act as white noise against the partying of the neighbors--who is friends' with the manager so she'll never get evicted. Explains why she's been able to party for a year and get away with it. I had a neighbor who I met on my first day and she told me to stay the hell away--this place is horrible and she's trying to get out as soon as she can--now I know why... I should have listened. I want my deposit so I have to remain until my lease expires--but after which time I will NEVER rent from them again---you shouldn't either... there's other great places in West Seattle where you won't get problems like this. more

I must say that Cayce & Gain was great to me. I have viewed multiple properties of theirs and they all seem to be in alot better condition than othe rplaces I have seen. They by far have the best selection of rentals in West Seattle. No one will compare to them! Also they are the only company in West Seattle who has all their rentals online. I recommend them to everyone I know! If you have a property in West Seattle, Cayce & Gain, by far, is the ebst company to go with. I wasn't disappointed and you won't be either! more

Poor Customer Service 8/17/2005

Almost every interaction I've had with Cayce Gain has been a negative one. They don't return phone calls in a timely manner, they seem not to answer their "emergency pager" for after hours emergencies, and they have failed to act on promises they have made. Overall, the ideal solution would be for apartment owners not to deal with them in the first place, so that we tenants don't get unhappy and wind up breaking our leases. If you are comparing two properties and it's a total toss up, choose the one that isn't managed by Cayce Gain. more
